„The House Introduces Itself“
I am an architect-designed building constructed with a closed structure. My client had me built at the end of 1969/beginning of 1970 on a footprint of about 12 x 12 meters as a residential and commercial building for himself, his work, and his family.
Initially, I consisted of a shop (whose rental income covered my ancillary costs from the very beginning), a practice floor, and a spacious maisonette apartment on the second and attic floors. In addition, in 1989 an in-law apartment for the family’s daughter was added on the attic floor.
Many a lively party has taken place in my basement rooms and in the courtyard – oh, how wonderful that was.
I am so well maintained/cared for and still so extensively furnished that one can move in immediately and get to know me in daily use, making changes later according to one’s own needs.
Since my interior walls, due to my special structural design, can largely be placed freely on all floors, the only limits to creativity and diverse usage are those set by one’s imagination.
The second floor (lower part of the maisonette apartment) and the attic floor could each be converted into a separate apartment.
The in-law apartment on the attic floor (approx. 41sqm) could be turned into a “student pad.”
I also consider myself quite suitable for multi-generational living. For my older residents, if necessary, an external lift could be installed across all floors at the rear of the building.
Each floor has its own entrance via the staircase.
But the commercial use of my ground floor and first floor is of course still possible – it is meant to be sustainable when one can have work and family under one roof.

Connection
Neukirchen is a part of the town Neukirchen-Vluyn on the left bank of the Lower Rhine, which has recently been brought back to life. The town center renovation, “the village,” is largely completed. New shops have joined the already existing local retail within walking distance.
Larger cities such as Moers, Krefeld, Kamp-Lintfort, Duisburg, Düsseldorf, Cologne, as well as the Netherlands (e.g., Venlo) are easily reached thanks to the good connections provided by the A40 and A57 motorway network. Bus stops for public transport lines 912 and 929 are right at the door. Over the Hülsdonker Bridge, you can ride your bicycle to Moers in just a few minutes.
Infrastructure
Daily Needs
In the center of Neukirchen, right in front of the door, you will find a fully equipped infrastructure offering optimal local supply.
Just across the street, there are shopping opportunities such as Edeka, Rossmann, Neukirchen bookstore, and a pharmacy/doctor’s house. Directly opposite, on Thursdays, you can purchase regional products at the farmers’ market.
Furthermore, the village and its surroundings offer cafes, restaurants, snack bars, bakeries, hairdressers, a post office, a bicycle shop, a travel agency, a kitchen specialty store, gas stations as well as doctors, physiotherapy, a vet, and an Aldi.
The Sparkasse and Volksbank are also within walking distance. The weekly market takes place on Grafschafter Platz (400m away) on Fridays. The toom DIY store and Krämer are only 3.6km away.
There are hospitals in Moers and Kamp-Lintfort, and for seniors there are two nursing homes in the town, both with day care facilities.
Next Generation
For the younger generation, playgrounds, kindergartens, primary schools, and secondary schools are easily accessible. The Hochschule Rein-Waal in Kamp-Lintfort is 8.3 km away, and the University of Duisburg-Essen is 28 km away.
Leisure/Culture
The range of leisure and cultural activities is extensive with facilities such as fitness studios, a dance school, a tennis hall, an indoor pool, golf courses, an equestrian center, Klinger Huf, and the new sports field. The typical Lower Rhine surroundings invite you to take a walk or go for a bike ride.
The summer, autumn, and Christmas markets in the village, events throughout the year at the Halde Norddeutschland, the “Bindestrich” – the new mining park – and the Kamp monastery in Kamp-Lintfort are just a few examples of what enriches the cultural offerings in the area.
