Masonry in double-shell solid construction
The roof and the façade were renovated in 2013. The unique entrance veranda was painstakingly reconstructed together with a glass artist using motifs from Art Nouveau. The floor tiles—as well as many other details inside the house (parquet floors, doors, frames, wall and floor tiles, lighting) and especially the stucco—have been preserved in very good original condition from the Gründerzeit, giving the house an incomparable, unique charm.
The floors on the two upper levels are already equipped with impact sound insulation and are partly tiled or fitted with carpet, laminate (in the attic) as appropriate.
The gas condensing heating system was renewed in 2012 and is regularly maintained. The domestic hot water is heated electrically. The cast iron radiators on the ground floor and first floor, as well as their coverings, are still in their original condition and function perfectly. The electrical wiring was updated in 1982, 1985, and 2000, and all the windows have also been replaced.
The separate apartment in the attic was renovated around 2010. The attic bedroom is equipped with an air conditioner. The loft (ceiling above the attic) already features blown-in insulation for thermal efficiency. The space is very suitable for use as a storage room and also includes an additional expanded room.
The exterior masonry has an interior 4 cm air gap and can be further insulated with blown-in insulation if desired.
