With 247 m² of living space and an additional 67 m² of usable area, you get from me over 313 m² of total space – at today’s very fair market price of 2,408 EUR per square meter (based on the 247 m² living area) – and that includes a huge garden covering a total of 528 m². I believe this should help offset the currently rising construction financing interest rates.

The new owner can also comfortably counterbalance any monthly financing installments with the concept I have devised: In the pantry apartment in the back building, a tenant or a live-in helper can be accommodated, and the office as well as the yoga room on the ground floor of the front building offer additional income sources or tax advantages. The remaining private area is still generous and provides ample space for a large family.

The historic ensemble is located in a good area in Bergisch Gladbach on Odenthalerstraße, only a 15-minute walk from the city center. In the area of the spacious living room, the roof was recently newly insulated and laid, and I also had completely new radiators installed. Additionally, an energy advisor can help develop a concept for replacing the current gas heating system with a heat pump – including any possible subsidies.

Currently, there is no designated parking space on the property. Although the neighbors have no trouble with parking for loading and unloading, I have already inquired about the possibility of renting a parking spot in the vicinity. At present, parking on the opposite side of the street is a good option, as there are usually plenty of free spots available. Alternatively, underground parking spaces on Hauptstraße 164 are currently offered for 85 EUR per month – about 800 meters away.

Garden: I had everything pruned and beautifully landscaped here. Of course, the charming garden is open to personal design and further planting.
