A wonderful opportunity: Two historic houses – each absolutely unique in its own right – are connected, offering a great deal of living and working space for the new owner in a unique way. I had everything lovingly renovated, with great attention to detail. You can immediately move into your new home and feel completely at ease.

With 247 m² of living space and an additional 67 m² of usable area, you get from me over 313 m² of total space – at today’s very fair market price of 2,408 EUR per square meter (based on the 247 m² living area) – and that includes a huge garden covering a total of 528 m². I believe this should help offset the currently rising construction financing interest rates.

The new owner can also comfortably counterbalance any monthly financing installments with the concept I have devised: In the pantry apartment in the back building, a tenant or a live-in helper can be accommodated, and the office as well as the yoga room on the ground floor of the front building offer additional income sources or tax advantages. The remaining private area is still generous and provides ample space for a large family.

Of course, there is no commission fee – as this is a private sale!

The historic ensemble is located in a good area in Bergisch Gladbach on Odenthalerstraße, only a 15-minute walk from the city center. From there, it takes just 21 minutes by the S11 to Cologne’s main station. The front building faces the street; its residents enjoy views of a beautiful red-brick old building with flower boxes. The back building has its own small courtyard and access to the large garden and is situated very quietly.

Both historic gems have been freshly renovated: walls, floors, bathrooms – everything has been redone for you. The existing electrical system was in good condition, so only the sockets and switches were replaced. All three entrance doors have been newly installed. The gas heating system is also well maintained and reliably does its job.

The two kitchens in the front and back buildings are currently only sketched out and therefore not included in the price. I figured that kitchens are very much a matter of taste – so you can choose and design them exactly according to your own preferences.

In the area of the spacious living room, the roof was recently newly insulated and laid, and I also had completely new radiators installed. Additionally, an energy advisor can help develop a concept for replacing the current gas heating system with a heat pump – including any possible subsidies.

To ensure that everything feels absolutely perfect for you after moving in, I offer to perform any desired changes, additions, or minor works up to an amount of 5,000.00 EUR at my expense after the notarial contract is signed and the purchase price is received. It is important to me that you feel 100% comfortable – and I want to hand over these two beautiful houses to you with the best conscience.

Currently, there is no designated parking space on the property. Although the neighbors have no trouble with parking for loading and unloading, I have already inquired about the possibility of renting a parking spot in the vicinity. Additionally, it is being examined whether an access to the courtyard could be made possible. However, a final solution has not yet been reached. At present, parking on the opposite side of the street is a good option, as there are usually plenty of free spots available. Alternatively, underground parking spaces on Hauptstraße 164 are currently offered for 85 EUR per month – about 800 meters away.

Garden: I had everything pruned and beautifully landscaped here. Of course, the charming garden is open to personal design and further planting. Even the terrace in front of the back building could, for example, be relaid with antique granite slabs. I leave some of the garden’s upkeep and minor touch-ups to the capable hands of the new owner.

PS: After the renovation, I had the house fully furnished for the photo shoot. However, I have since moved this furniture to Hamburg, which is why the house is currently unfurnished.
