Apartment 02 on the first floor of Wildermuthstraße 12 represents the contemporary redevelopment of an existing residential building. As part of a comprehensive refurbishment, the building has undergone fundamental technical, energy-efficiency and design upgrades. The result is a 66.48 m² three-room apartment that combines the character of the original building with the comfort and energy efficiency of a modern home.
At the heart of the apartment is the open-plan, south-facing living, dining and kitchen area. Floor-to-ceiling windows with triple glazing provide abundant natural light and create a bright, open feel. Where there is no direct access to the outside, the floor-to-ceiling windows are complemented by Juliet balconies. The apartment features two private outdoor areas: a south-facing balcony directly adjoining the living area and a spacious north-facing balcony. The main bedroom, children’s room or home office, and bathroom are accessed from the central hallway, while electrically operated roller shutters allow the level of shading to be adjusted individually.
The building envelope has also been completely upgraded to improve energy efficiency. A new external thermal insulation composite system (ETICS) and new exterior render were added to the façade. The roof was completely dismantled and rebuilt at a higher level. Together with the other improvements, these measures bring the building up to the Efficiency House 70 standard. As the apartment is located in the part of the building dating from 1958, the floor structures were also renewed and fitted with additional impact sound insulation for greater peace and quiet in everyday life.
The apartment’s technical systems have also been comprehensively modernised. An energy-efficient heat pump replaces the previous heating system, while the electrical system, including the fuse box, and all plumbing and heating pipes have been completely renewed.
The high-quality specification continues throughout the interior: genuine oak parquet flooring in a plank design, newly plastered and painted walls, and a completely redesigned bathroom with Italian porcelain stoneware, an almost level-access shower and chrome fittings by Hansgrohe. The kitchen has been prepared with all the connections required for your individual design. An outdoor parking space and a private basement storage unit are included with the apartment.
With its open-plan living area, two balconies and three rooms, this apartment offers an ideal setting for young couples planning a family and for small families—a place to take the next big step and enjoy many happy years to come.
Ebersberg combines the best of both worlds: the high quality of life offered by an established town close to nature with easy access to the city of Munich. As the district capital, Ebersberg offers excellent infrastructure, including a wide range of shops, schools, nurseries, medical facilities and varied dining options. At the same time, short distances, abundant greenery and immediate access to nature define the town’s distinctive character.
One of the location’s key advantages is its excellent transport connectivity. Munich is easily accessible by S-Bahn and regional train, while several bus routes connect Ebersberg with the surrounding municipalities. Drivers also benefit from convenient access to Munich and the wider road network via regional transport routes.
Ebersberg is particularly attractive to anyone who values an active lifestyle surrounded by nature. Ebersberg Forest, numerous cycling and hiking trails, and a wide range of sports and leisure facilities provide exceptional recreational opportunities right on the doorstep. At the same time, the historic town centre, with its shops, cafés and restaurants, offers everything needed for a vibrant everyday life.
Thanks to its combination of nature, excellent infrastructure and proximity to Munich, Ebersberg has become a highly desirable residential location in the Munich region. The town is particularly well suited to families, couples and commuters who prefer a quieter, greener place to live without having to forgo the benefits and opportunities of the city.
**The project:** Wildermuthstraße is located in an established residential neighbourhood whose history is closely linked to the new beginning that followed the Second World War. To the north of the street, the so-called Wildermuth or VdK estate was built in the early 1950s to provide new homes for people injured in the war. Over the following decades, this developed into a neighbourhood where people settled, started families and made their lives.
Our building at Wildermuthstraße 12, originally constructed in 1958 and extended in 1970, also reflects this development. The established character of the neighbourhood and our desire to treat the existing building fabric responsibly encouraged us to make a conscious decision against complete demolition. We want to continue the building’s story while renewing it in a way that will allow the next generation to feel at home here for many years to come.
To achieve this, the building is undergoing a comprehensive energy-efficient refurbishment. The old roof has already been completely dismantled. In its place, we are constructing a new insulated roof structure at a raised level. This will create two new top-floor apartments with ceiling heights of up to approximately 3.5 metres in some areas.
The rest of the building is also being thoroughly modernised. The façade will receive thermal insulation, new triple-glazed windows will bring abundant daylight into the rooms, and an energy-efficient heat pump will replace the previous heating system. All electrical, plumbing and heating installations will be renewed. The goal of these energy-efficiency measures is to achieve the Efficiency House 70 standard.
A total of five individually designed two- and three-room apartments are being created, with living areas ranging from approximately 44 to 78 m². Genuine wood parquet flooring, new bathrooms and carefully considered layouts provide a comfortable setting for everyday life. Every apartment has its own balcony or terrace. Through thoughtful architectural planning and personal commitment, we are redeveloping this building into a place where you can begin your own story.
