The Ownest program guides you along a path at the end of which you will own the property. We'll buy your dream apartment for you and give you the option to buy it back in the future at a price set in advance. With us, you only need to have 3 % of the apartment's value saved up at the start. You can buy it back at 2 points in time, for example after 1 or 2 years. You gradually save 10-20 % of your own funds for a mortgage, while already living in your dream home right now.
At the start, you find the property you really want, and we buy it for you. During the program, you'll live in it and pay rent. At the same time, you'll be saving until you're ready to take out a mortgage and buy the apartment back from Ownest. Ownest gives you the exclusive right to buy the apartment, but you're not obliged to do so (thanks to the principle of the so-called purchase option). At the same time, you have a guarantee throughout that Ownest will not terminate your lease.
The price at which you can buy back the apartment, and the amount of the rent, are transparently set at the beginning of the whole process. As a result, you have certainty about both the buyout price and the rent, and if you exercise the option, you become the owner.
We're not a bank that only evaluates your current situation. We firmly believe in your potential and approach everyone individually. What's more, with us the property purchase process is faster than with a mortgage, so your dream property won't slip away from you.
Once you choose an apartment, we conclude an agreement with you on the option of a future buyout into your ownership, in other words a „purchase option“. We say transparently that this is an option, not an obligation, to use the option and buy the apartment at the agreed price.
Each option has an exercise price at which it can be used. We offer you the flexibility to set 2 exercise dates – at the start you decide when you would like to buy back the property – e.g. by the 1st or 3rd year. This agreed price is fixed and does not change regardless of what happens with prices on the property market.
For simplicity, here's an example:
The purchase price of the apartment is CZK 3,000,000. Client Andrea chose in the program to use the option by the 1st or 2nd year. Ownest guarantees her a buyout price of CZK 3,128,000 by the 1st year and CZK 3,309,919 by the 2nd year.
Your path to owning your own home looks like this:
- Registration and documents – if it's clear from your application that you'll soon be ready for a mortgage, we'll determine an indicative purchasing power for buying an apartment. You'll then upload documents regarding:
- income (confirmation and bank statement),
- savings (3 % of the apartment price),
- any liabilities.
- Choosing a property – we officially register you in the Ownest program and in return you transfer a registration fee of CZK 2,500 to us. We let you choose your dream home from leading real estate websites such as Bezrealitky and Sreality, or we set up a watchdog for you so no listing slips by. We discuss the selected apartments together, so your decision is also a good investment.
- Purchasing the property – once you've chosen the right apartment, Ownest takes care of submitting a cash offer and leads the entire purchasing process. We'll be there for you to negotiate the best terms from the seller and spare you the stress of the business negotiation. As soon as our offer is accepted, we're ready to pay the reservation fee immediately.
- Brokerage fee and option exercise price – at this point you should be ready to transfer the brokerage fee and the option exercise price to our bank account, so that we can complete the purchase of your new home.
- Lease and exercising the option – once the lease is signed, you'll know when you'll get the keys. You can finally plan your move home. During the program you have the option to exercise the option twice (e.g. by 6 and 12 months) and buy back the property at a pre-agreed price. Your journey with Ownest will then be complete, and you'll become the owner of your apartment!
- You move in right away.
- Ownest guarantees a pre-set selling price for the apartment; you can use the purchase option a total of 2 times during the whole program.
- Once you're financially ready, we'll help you apply for a mortgage.
