House for sale 5+1 • 125 m² without real estate, North Rhine-Westphalia
, North Rhine-WestphaliaParking15.5 kWp PV system + 9.6 kWh battery storage (backup power capable) – heat pump – 789 m² plot – full basement – quiet, set-back location
Located in the sought-after Kaldauen district of Siegburg, this prefabricated single-family home was built by KAMPA in 2001. The fully basemented house offers four rooms across two residential floors, combining a traditional, family-friendly layout with extensive upgrades carried out in recent years.
The home’s energy efficiency is particularly noteworthy: in 2024, a modern Vaillant heat pump and a powerful 15.5 kWp photovoltaic system with battery storage were installed. The PV system can also provide backup power.
The current monthly electricity payments are almost entirely offset by the feed-in tariff. The property therefore offers a particularly attractive combination of modern building technology and predictable ongoing energy costs.
Substantial investments have also been made in the building fabric and fixtures in recent years. Since 2020, virtually all flooring has been replaced, and the walls and ceilings have been newly wallpapered and painted. The interior doors have also been replaced. CAT 7 network cabling has been installed in every room, and the roller shutters have been fitted with electric motors.
The spacious upstairs bathroom with natural light has been completely modernised.
Thanks to these extensive renovations, the house is now in a well-maintained, contemporary condition and can be occupied by its new owners without the need for major renovation work.
On the ground floor, a compact hallway provides access to the guest WC and the spacious living room. The kitchen is accessed directly from the living room. It is designed as a separate, enclosed room and is fitted with a built-in kitchen. From here, there is direct access to the terrace. A particularly practical feature is the generous storage/pantry area immediately adjacent to the kitchen.
The upper floor offers three bedrooms and a spacious, modern bathroom with natural light. The bathroom has both a bathtub and a shower.
The house has a full basement, with all basement rooms accessible from the central hallway. In addition to a laundry room and utility/connection room, there is a heated hobby room or home office with a large window providing natural light and its own exterior access, as well as another room that can be heated.
The living area according to DIN standards is 104 m², supplemented by the home office in the basement.
The gently sloping plot measures 789 m². As the property is set back from the road, it offers a pleasantly quiet residential setting with very little traffic noise.
Two parking spaces are available in front of the house. The sub-base has already been prepared up to the load-bearing layer, allowing the final surface to be finished according to the buyer’s preferences. It should also be possible to construct a carport.
The rear section of the plot is currently simply landscaped, offering ample scope for individual design.
For families, there is already a play area with a 2 × 2 metre sandbox. The plot also provides sufficient space for a climbing frame, additional play equipment, further planting or a customised garden design.
There are no building encumbrances registered against the property itself. The existing access is secured by appropriate rights of way and utility easements.
Provision has already been made for future technical upgrades: an empty conduit has been laid from the road to the house and could be used, for example, for a future fibre-optic connection.
Kaldauen is Siegburg’s largest district and is located approximately three kilometres east of Siegburg town centre. This well-established neighbourhood is characterised by a pleasant residential atmosphere, good infrastructure and convenient transport links.
The immediate location of the house is pleasantly quiet. The surrounding neighbourhood consists predominantly of single-family homes, creating a family-friendly and well-established residential environment.
Kaldauen offers good infrastructure for everyday needs. Several nurseries, a primary school and doctors—including paediatricians and general practitioners—are within walking distance. Numerous local amenities are also located nearby, including a pharmacy, discount supermarket, bakeries, a kiosk, a hairdresser and various dining options such as pizzerias and ice cream parlours.
A secondary school is located approximately three kilometres away.
The surrounding area also offers attractive opportunities for leisure and recreation. The nearby Kaldauen woodland is ideal for walking and hiking. The Wahnbach Reservoir and the surrounding countryside, including the Sieg route, provide many additional opportunities for relaxation and outdoor activities.
A bus stop served by route 510 is also within walking distance, providing access to local public transport and Siegburg/Bonn long-distance railway station, with connections to the high-speed line to Frankfurt and Frankfurt Airport.
Kaldauen thus combines the advantages of a quiet, family-friendly residential setting with good infrastructure and proximity to Siegburg town centre.
This single-family home (semi-detached) has been extensively modernised in recent years and technically upgraded to contemporary standards. A particular highlight is the photovoltaic system installed in 2024, with an output of 15.5 kWp and a battery storage capacity of 9.6 kWh. The system features a whole-house backup power function. The main distribution board was also replaced as part of the installation. The property therefore provides a powerful foundation for a largely independent electricity supply.
A modern Vaillant heat pump—monobloc design using R290 refrigerant—was also installed in 2024. Domestic hot water can be produced either by the heat pump or, particularly during the summer months, by an immersion heater powered by solar electricity. Heat is distributed via radiators. These were cleaned in 2021 and fitted with new valve blocks. The basement rooms are also equipped with radiators and, with the exception of the laundry room, can be heated.
The uPVC windows are fitted with electrically operated roller shutters. The roof windows were replaced by a specialist contractor in 2020 and 2025 respectively and feature exterior solar-powered Velux roller shutters. The front basement windows were replaced in 2021 and meet the enhanced RC2 resistance class.
The spacious upstairs bathroom with natural light was completely renovated in 2020. It features a bathtub, separate shower, washbasin and WC, half-height wall tiling, new floor tiles and a heated towel rail. The guest WC, ground-floor hallway and kitchen retain the original tiles from the year of construction.
The flooring in the remaining living areas was replaced in 2020 with high-quality laminate. At the same time, the ceilings were clad with plasterboard and subsequently wallpapered and painted. The walls were also newly wallpapered and painted. The interior doors were replaced in 2021. Solid wood doors were installed on the upper floor, while some of the ground-floor doors feature glass panels.
The electrical installation has also been modernised. In 2021, the electrical sockets were replaced with high-quality Berker S.1 models. CAT 7 network cabling was also installed in every room.
The kitchen has a fixed water connection for the refrigerator, for example to supply an ice-maker function.
Additional features include a video intercom and a garden water connection with a separate meter. As a result, no wastewater charges are levied on water used for garden irrigation. An empty conduit has already been laid from the road to the house for a future fibre-optic connection.
The terrace features an approximately 3 × 4 metre canopy made of twin-wall polycarbonate sheets, as well as an awning. The current terrace surface offers scope for individual redesign.
