The apartment comes with a lovely terrace offering a view over the rooftops all the way to Marienberg Park. It is accessible through a sliding door from the spacious living room, which is situated on the west side of the apartment.
The apartment features three rooms, a kitchen, a bathroom, and a separate toilet. The two additional rooms, which are well suited as a bedroom, children’s room, or study, are located on the upper living level and have large windows.
The bathroom is also located on the upper level near the sleeping areas. The separate toilet is on the lower level, close to the living room and kitchen.
The underground parking space is located in the basement of the building. From there, you can reach the apartment dry-footed via the elevator or the staircase. The parking space must be rented together with the apartment, and an additional 75 euros per month on top of the net cold rent applies.
There is no private basement storage room included with the apartment. As a practical alternative, a separate hobby room is available in the immediate vicinity of the apartment, right next to the elevator on level 1.
The apartment is not suitable for a shared living arrangement.
The apartment is situated on a quiet side street in the desirable Nürnberger district of Marienberg. Marienberg Park, Nuremberg’s largest park, can be reached within a few minutes on foot or by bicycle.
Shopping opportunities, schools, doctors, and pharmacies are located in the immediate area. The U-Bahn station Nordostbahnhof (line U2) is about a five-minute walk away, and the bus stop for line 46 is roughly 100 meters away. The bus line runs via the Nordstadt to the old town and ends at the Heilig-Geist-Spital.
It is also easy to reach the old town, other districts, as well as nearby recreational areas and the Reichswald by bicycle.
The very bright apartment features modern insulated windows, some of which are equipped with sun protection. The rooms are consistently decorated with light, cheerful tiles.
The bathroom is equipped with a bathtub that also offers a shower, as well as a washbasin. On both living levels, there is a toilet with a washbasin available.
A fitted kitchen with some of the appliances is provided. Furthermore, the kitchen offers enough space for a floor-standing refrigerator as well as a dishwasher and a washing machine, which can each be built under the worktop.
The central heating system was renewed in 2025 and is located in the basement. The building’s façade has complete thermal insulation.

The apartment is currently still rented. As the current tenants wish to move out on short notice, an earlier move-in is possible by agreement. The apartment will be available no later than 1 September 2026.
