The house is located in one of the most sought-after neighborhoods of Langenfeld. The brick-clad semi-detached house is typical of its era (1989), meaning that all essential components (heating, bathrooms, windows, roof, etc.) are in good condition. The bathrooms, doors, and windows date from the construction phase, while the floors were redesigned in 1998. They may no longer meet today’s standards.

Since we want to avoid using an agent, I will also forgo the usual nonsense (“bright and airy,” etc.): I bought the house with my then-wife almost 30 years ago. Of all the well-regarded houses, it was the only one that immediately appealed to me. Over the years it has grown dear to my heart, and I want it to go to good hands. That is, a family with small children should move in again.

What makes the house special?

The house is unassuming, practical, and, with its classic cellar, large garden, and fireplace, also has a little something special.

The house is located in Wiescheid, which is officially part of Langenfeld. Yet you almost feel like you’re living in your own world – no longer Langenfeld, but not quite Solingen either.

The village has its own kindergarten, primary school, and an ALDI store. In 15 minutes, you can reach Langenfeld or Ohligs for shopping, where you will also find secondary schools.

Additionally, the ICE line runs through Wiescheid. If there’s an east wind, you can already hear the train.

It takes 4 minutes on foot to get to the nearest bus stop,

5 minutes by car to get on the A3,

roughly 10 minutes to get to an IC train station in Ohligs, and

about 30 minutes to reach Düsseldorf and Cologne airports—of course, provided you aren’t held up by traffic.

For joggers and cyclists it is ideal, as you can stay in the green without having to walk or cycle along main roads – all the way to the Rhine in Hitdorf.

But there’s no advantage without a disadvantage: you can hear the roar of the A3 when there’s a west wind. I always hoped that the A3 would eventually get a noise barrier. Well, maybe it will.

The fittings date back to the late 1980s and have been renewed as necessary.

The gas boiler was renewed about 15 years ago. The wooden windows and the exterior beams will be painted by June.

Everything is well maintained, albeit with signs of wear after more than 30 years.

Regarding the price:

My considerations are as follows:

2. The house, if newly built, would be approximately 155m² x €3,100/m² = €480,000
