Newly built condominiums – 6 multi-family houses will be constructed in an energy-efficient, climate-friendly solid wood technique with industrially prefabricated wall and ceiling elements (serial production) and meet the KfW-40-QNG standard. Each building has its own staircase and elevator running down to the underground garage, so you can comfortably access every residential floor with a minimum walking distance. Each apartment comes with an individual lockable basement storage room. The buildings feature a ground-level, covered entrance as well as barrier-reduced design. With this design, we achieve the classification as an efficiency house in the KfW-40-QNG standard according to the guidelines, so that you can benefit from low-interest loans (starting from €150,000 at 1.27% interest). In operation, only low energy costs are to be expected.
The green roof will be equipped with a photovoltaic system, and the electricity generated will be provided at a significantly below-market price.
Houses 1 to 4 have nearly identical layouts and each comprises 14 residential units with living spaces ranging from approximately 84 m² to 132 m², offering 3 or 4 rooms.
Houses 5 and 6, located in a protected inner courtyard setting, each have 8 apartments per building with living spaces of approximately 61 to 117 m² and apartment sizes available in 2, 3, and 4-room configurations. The buildings have identical structures but are arranged as mirror images next to each other.
The 6 multi-family houses and their access routes are designed so that a generously sized, secluded inner courtyard – protected and turned away from the street – will provide ample green space and a well-visible playground for the youngest residents.
The basement is constructed as a cast-in-place concrete structure (“white shell”), and the conveniently accessible underground garage is planned with separate entry and exit routes to ensure smooth traffic even during peak times.
Approximately 35 underground parking spaces will be fully prepared from the start for charging stations/wall boxes, so you have an immediate charging option if desired.
Several communal storage areas for bicycles have also been provided.
The storage areas for waste containers have been planned above ground, close to the buildings, with paths as short as possible to the street.
Additional optional features for seniors and people with minor disabilities, such as emergency call systems, are available on request.
