Newly Built Condominiums – Six multi-family houses are being constructed using climate-friendly, solid wood construction with industrially pre-fabricated wall and ceiling elements (serial production) and meet the KfW-40-QNG standard. Each building features its own staircase and an elevator running down to the underground garage, so that you can comfortably reach every residential level with minimal walking distance. Each apartment is assigned a lockable basement storage room. The houses provide a ground-level, covered entrance and feature barrier-reduced designs. With this construction, we achieve classification under the Efficiency House KfW-40-QNG standard according to the guidelines, allowing you to benefit from interest-reduced loans (starting at €150,000 at 1.27% interest). In operation, low energy costs are to be expected.
The green roof area will be equipped with a photovoltaic system, and the electricity generated will be provided at a significantly below-market price.
Houses 1 to 4 have nearly identical layouts and each features 14 residential units with living areas of approximately 84 m² to 132 m² and 3 or 4 rooms.
Houses 5 and 6, located in a sheltered courtyard setting, have 8 apartments each, with living areas of approximately 61 m² to 117 m² and apartment sizes with 2, 3, and 4 rooms. The two buildings share an identical structure but are arranged as mirrored units next to each other.
The six multi-family houses and their associated access roads are arranged in such a way that a spacious, green inner courtyard – sheltered and turned away from the street – is created, including a well-monitored playground for the youngest residents.
The basement is constructed as a WU-concrete building (“white shell”) – the easily accessible underground garage has been planned with separate entrance and exit routes to ensure smooth traffic flow even during peak times.
Approximately 35 underground parking spaces are already fully prepared with charging stations/wallboxes at launch, so if you are interested, you will immediately have access to a charging opportunity.
Several community-used bicycle storage areas have also been planned.
The storage areas for waste containers have been planned above ground, close to the houses, with as short a route as possible to the street.
Additional optional features for seniors and people with minor impairments (for example, emergency call systems, etc.) are available upon request.
