This well-designed 3.5-room apartment of approximately 90 m² is accessible via two elevators that were completely renovated in 2023/2024. Being on the top floor “means no one is walking over your head,” and you hardly hear any neighbors. Through the generous entrance hall – where a large mirror further enhances the effect – you access all the rooms of the apartment, which was last renovated in 2014. The floors have been newly laid with laminate, and the bathroom, toilet, and kitchen feature both floor and wall tiling.

Both the bathroom and the toilet (each located internally with a non-powered exhaust system) were comprehensively upgraded by a specialist company in 2015 to a high standard: they now include a large shower with a glass wall, splash guard, and rainfall showerhead, a washbasin with base cabinets, a washing machine connection, a towel radiator, and fittings (all from hansgrohe).

Two storage rooms provide ample space to store household items and groceries, as well as serve as a cloakroom. The bedroom has sufficient space for a large double bed, a chest of drawers, and a 4-meter wardrobe, and it offers access to an almost 30-meter-long, approximately 1.2-meter-deep balcony that spans the sunny southern side and the western side, where you can enjoy the afternoon and evening sun until sunset with a drink in hand. In summer, a concrete wall that heats up over the afternoon provides pleasant back warmth for several hours. In the morning, enjoy the shade on the west side; in the afternoon, the sunny south side remains comfortable.

The large living room – which originally consisted of a living room plus a children’s room (and can accordingly be reverted) – impresses with a huge panoramic window and a balcony door. All windows were replaced in 2015 with triple-glazed Weru plastic windows (another individual improvement for the overall building’s energy certificate, which already fares very well with a “D” rating).

To be fully transparent with prospective buyers prior to viewing, here are a few additional remarks: This is a residential unit in a building with 65 separate parties. While it is possible to have contact with the neighbors, it is not necessary – most of them are extremely friendly and helpful, a quality that has been evident not only during Corona but on a daily basis. The 12th floor is “realistically” reachable only by elevator, especially when you’ve returned from shopping (although the staircase can also be used as a fitness center). Personally, had I not moved in with my partner, I had planned additional work: replacing the laminate with high-quality vinyl flooring, replacing the entrance and interior doors with panel or glass doors, removing unnecessary door frames (in the living room and kitchen to create an even more open feel), and installing a double-leaf door with storage compartments in storage room 2.

The current condominium fee is 583 Euros, which includes heating, hot water, a maintenance reserve (a façade cleaning with a new coat of paint is currently under discussion at the owners’ meeting; on the proactive suggestion of the very forward-thinking property management, funds are already being set aside to later avoid special assessments), and a part-time caretaker (responsible for building technology, cleaning of the staircase, the entrance and outdoor areas, and exterior grounds).

The building is located in a quiet area of Wuppertal-Elberfeld (Uellendahl), surrounded by plenty of green spaces. In the adjacent shopping center (EKZ) you will find, among other things, a hairdresser, a small pub, a newsagent, a pharmacy, and two medical practices.
