I am offering for sale a 1978 m² ecologically valuable meadow that qualifies for the allocation of eco points. The area is located in Eppertshausen and is characterized by its high biodiversity – it is home to numerous native plant and animal species, including the native Iris pseudacorus (swamp swordlily). The meadow has been sustainably managed without the use of chemical fertilizers or pesticides.

Site description:

The site consists of an unshaded, heavily waterlogged grassland. It is not used for agriculture and features soil that has been significantly disrupted by wild boar.

The area is bounded in the northwest by a dry pine forest and a drainage ditch.

To the northeast there is a large stand of Salix purpurea (purple willow).

To the southeast lies the small stream known as the Lache, and to the west is a managed grassland area.

At the northwestern edge of the forest, dead tree trunks can be found above the drainage ditch, as well as two large heaps of natural rubble stones.

Vegetation:

Reeds cover most of the area. Fescues occur in groups, as does the ubiquitous native Iris pseudacorus (swamp swordlily).

In addition, there is a wild rose growing in an enclosure protected against browsing.

Furthermore, there are very old, sprawling willows and also a mixed forest behind the purple willows.

Fauna:

Wild boar (tracks present), European hare (on the run)

Chaffinch, skylark, greenfinch, jay, chiffchaff, meadow pipit (all as sightings).

Robins, wagtails, and turtle doves (singing).

Conclusion:

This site is not suitable for agricultural use.

Preserving the current state or further developing it for nature conservation purposes (e.g. by creating shallow water pools) would be desirable.
