This is a quiet one-room apartment located on the tranquil Johanniterstraße (unit WE1 – see the attached partition declaration) in the renovated old building from 1895, featuring a very nice bathroom with a shower. The apartment is located at Johanniterstr. 13, opposite the RWTH Zip Pool (Chair of Business Information Systems) on the first floor of the front building, approximately 500 meters from the main RWTH building. Most former tenants who were RWTH students used to get high-speed internet for free via the RWTH access.
The apartment is being sold after 48 years of family ownership. An employee of mine is already taking over the management free of charge on behalf of the owners’ meeting, as long as I still own at least one apartment in the building.
All apartments in the building have been continuously rented since 1976, mainly to quiet students, professors, and RWTH affiliates. Extensive renovations were carried out after 1976 in the years 2004 to 2023. Unit WE1 comprises approximately 30.81 m² (1 room, living area including a single kitchen, and a bathroom with shower) plus a basement storage room of about 4.21 m². The current cold rent, before the renovation of the apartment, the staircase, and the basement, was €306; however, €380 cold can be achieved. The additional costs or service charge currently amount to €121.21 per month. Since the renovation measures concerning the rear courtyard – which I am still renovating – are not yet fully completed, no maintenance reserve is currently included.
The building comprises a total of 8 apartments and is fully basement. The laundry room and the covered bicycle storage are considered common property.
Renovations:
Around 2004, all windows, the roof of the extension, and later the inner courtyard were renovated. In 2023, the basement including the ceiling insulation, as well as all staircases and the renovation of the staircase area (2023) were completed. In 2024/25, the insulation of the roof of the front building took place, along with a renovation of the façade of the front building and the light well. Additionally, the flooring in the entrance hall as well as the mailbox system were renewed.
The building was originally constructed in 1895. The central gas heating system was installed in 2021 by STAWAG with a term until 2036. The energy certificate from 2018 shows a value of 123 kWh/(m²) in a very good range (energy efficiency class D). The energy certificate does not yet include the energetic roof renovation of the front building (2024), the heating replacement (2021), or the ceiling insulation of the basement (2023).
Location description:
Johanniterstraße is extremely popular among students due to the quiet, largely traffic-free side street and its immediate proximity to RWTH and the market. Numerous organic and non-organic supermarkets, bakeries, and restaurants can be found within a 400-meter radius. Parking is excellent due to resident parking. Parking spaces in the immediate vicinity are plentiful and are generally free for residents.
The apartment includes a shower, a small tiled bathroom, a single kitchen, and a new rigid vinyl floor which is not yet shown in the photos. As part of the renovation that began on 01.09.25, the vinyl flooring is currently being replaced, electric shutters facing the street are being installed and additionally insulated, the walls and ceiling are being re-plastered and renovated, and the light switches, electrical outlets, as well as the shower cabin and the kitchen niche, are being replaced. The pictures show the apartment before the renovations began. Please be prepared for a construction site if you visit before 01.10.25.
