This charming apartment is located in an architect’s building from the 1990s. It spans 2.5 floors. You enter the apartment on the first floor and then go up to the second floor. Inside the eat-in kitchen, I had a massive, light oak staircase installed that leads up to the attic space, which features a reading nook and plenty of storage space.
A shower room and a bathroom with a corner bathtub allow for independent use.
The walls are finished with roughcast plaster, giving the apartment a Mediterranean feel. Ceiling lights in the bathrooms and living area, as well as lamps in the east-facing room that can be dimmed via the light switches, were cleverly designed.
A small utility room and a spot in the communal laundry room are included, as well as a basement storage room.
The central heating is supplemented by underfloor heating; the floor’s warm water supply is activated together with the radiators.
There is plenty of light coming from many windows – a cozy apartment for singles or a small family. The layout of the apartment also provides options for privacy.
Situated on the edge of Walldorf North/East, you’re on the autobahn near the Walldorf interchange within 4 minutes, and the nearest bus stop is just a 3- to 5-minute walk away.
Within only 3 minutes, you can reach a swimming pool with an outdoor pool, a lake, an indoor pool, and a sauna. Sports fields and the forest are also waiting for you for jogging and relaxing. Additionally, a small, free-entry petting zoo is reachable in 10 minutes.
If you desire relaxation at home and a short commute to Heidelberg, Karlsruhe, Mannheim, and all the other conveniently reachable cities around, then this is the apartment of your choice.
I renovated and redesigned the apartment in 2021. The fitted kitchen dates from 2021/2022. What parts of the kitchen you take over or whether you take over the entire kitchen is negotiable. The color of the kitchen ranges from light gray to white, depending on the sunlight. Black granite countertops complete the color scheme.
Non-negotiable are the induction stove as well as the “basic kitchen” (without wall cabinets) installed by the kitchen carpenter, for which I ask a negotiable price plus an additional €10,000.
Simply come and see it.
