The 607 m² building plot, located in the Ardey district, Flur 1, No. 981, may, according to the zoning plan, be developed with a single- or two-family residence, either as a detached or semi-detached house, built over two floors.

The property will be allocated through a bidding process. The contract will be awarded to the highest bid. In the event of equal bids, the number of dependent minor children living in the bidder’s household will decide. The bidder with the highest number of children will receive the contract; if still tied, the decision will be made by lot.

The minimum price for the developed plot is EUR 163,890.00.

Applications can be submitted until 08.09.2026, 11:59 PM. The signed and fully completed application form (available for download) can only be accepted up to this deadline. Applications received after this time cannot be considered.

Application forms may be submitted exclusively by e-mail. Digital submissions can only be sent to the e-mail address stadt(at)froendenberg.de. Unfortunately, application forms sent from other e-mail addresses cannot be taken into account. No information – for instance, on the number of responses – will be provided during the application phase. It is sufficient to submit one application form. In the case of multiple submissions, only the last application will be considered.

Development costs are included in the purchase price. Notary fees and ancillary contract costs (such as real estate transfer tax, land registry fees, etc.) are to be borne by the buyer. The contract will include a rescission right (a time-limited unilateral right to reverse the purchase contract) for the City of Fröndenberg/Ruhr, in the event that the purchasers do not begin construction within 36 months after notarization and do not proceed promptly with the development, or if the property is sold in an undeveloped or uninhabitable condition without the city’s approval.

The allocation and subsequent sale will only be made to natural (private) persons. The decision regarding the sale of the property will subsequently be made by the City Council of Fröndenberg/Ruhr.

The City of Fröndenberg/Ruhr, with approximately 21,000 inhabitants, is located in the southern part of the Unna district along the Hagen-Kassel and Unna-Neuenrade railway lines and near the Dortmund-Kassel motorway. The river terraces on the right bank of the Ruhr and the elevations of the western Haar Ridge shape its landscape. The Ruhr Valley forms the end of the Lower Sauerland, rising approximately 120 m to the 244.7 m high Henrichsknübel. The northern part of the city borders on the Hellwegbörde.

The proximity to the Ruhr Valley cycle path and the adjacent nature reserves makes it ideal for excursions.

The property is located in the “Auf dem Buhrlande” development area in the Ardey district. In the locality there is a kindergarten. Shopping opportunities, additional kindergartens, primary schools, a comprehensive school, and sports facilities are available in the neighboring district or in the city center.
