The 656 m² building plot in the Ardey district, Flur 1, No. 977 can, according to the development plan, be built on with a single- or two-family house – either as a detached or semi-detached dwelling – constructed in two-story format.

The lot is awarded through a bidding process. The highest bid receives the award. In the event of equal bids, the number of eligible dependent minor children living in the bidder’s household will decide. The bidder with the highest number will be awarded the lot; if there is still a tie, the decision will be made by lot.

The minimum price for the developed plot is EUR 177,120.00.

Applications can be submitted until 08.09.2026 at 23:59. The signed and fully completed application form (downloadable document) can only be accepted until that time. Applications received after the deadline cannot be considered. The application forms must be submitted exclusively via email. The digital submission can only be sent to the email address stadt(add)froendenberg.de. Application forms sent from any other email addresses unfortunately cannot be considered. During the application phase, no information—for example, regarding the number of responses—will be provided. It is sufficient to submit one application form. In the case of duplicate applications, only the last submitted application will be considered.

Development costs are included in the purchase price. Notary fees as well as ancillary contractual costs (real estate transfer tax, land registry entry fees, etc.) must be borne by the buyer. The contract will include a reversal clause (a fixed, unilateral right to reverse the purchase contract) for the City of Fröndenberg/Ruhr in the event that the buyers do not begin construction within 36 months after notarization and proceed with it promptly, or if the plot is resold in an undeveloped or non-occupiable state without the city’s approval.

The allocation and subsequent sale are only available to natural (private) persons.

The decision regarding the sale of the plot will subsequently be made by the City Council of Fröndenberg/Ruhr.

The City of Fröndenberg/Ruhr, with approximately 21,000 inhabitants, lies in the southern part of the Unna district along the Hagen–Kassel and Unna–Neuenrade railway lines as well as the Dortmund–Kassel motorway. Its landscape is defined by the river terraces on the right bank of the Ruhr and the elevations of the western Haarstrang. The Ruhr valley forms the end of the Lower Sauerland, ascending about 120 m to reach the 244.7 m high Henrichsknübel. The northern part of the city limits borders on the Hellwegbörde. The proximity to the Ruhr Valley cycle path and the adjacent nature reserves make it ideal for excursions.

The plot is located in the “Auf dem Buhrlande” development area in the Ardey district. In the town there is a kindergarten. Shopping opportunities, additional kindergartens, primary schools, a comprehensive school, and sports facilities are available in the neighboring district or in the city center.
