The city forest is accessible within one minute from the plot and stretches westward for many kilometers toward Offenbach and Frankfurt. To the south, extensive fields and forest/lake areas around Heusenstamm are found, with forest paths even leading to Darmstadt. In both directions, the possibilities for recreation and sports are virtually limitless.

Obertshausen offers a full range of services, including general practitioners and specialists, kindergartens, and schools of all kinds. In addition to several bank branches, there are discount stores (the nearest of which is within a 5-minute walk) and a major cosmetic retailer. The leisure and water park Monte Mare is also well known far beyond the town’s limits.

By referring to an older land use regulation in the development plan, accessory buildings are not counted towards the ground coverage ratio II (the upper limit on the permitted sealing of the plot). This means that, as desired, you can incorporate pathways, squares, terraces, parking spaces, a swimming pool, or even underground structures such as an underground garage. Additionally, through smart planning, it is possible to add an almost complete extra living floor beneath the (then removed) plot area, which is not subject to building setbacks. This allows not only the construction of a single-family home (with a large garden/pond/pool area) but also the realization of more ambitious projects, making the plot attractive not only to private buyers but also to property developers and investors.
