I have lived in this apartment for many years myself – first as a tenant, then as an owner until I moved out in 2019. I know the apartment inside and out and can recommend it with a clear conscience.

The apartment is located on the 3rd floor of an old building from 1898 with a listed facade and is the top residential unit in the building. On approximately 46 m², the L-shaped floor plan offers a well-utilized living area with zones for living, dining, and sleeping, along with a separate kitchen, a daylight bathroom, and a small hallway. The 46 m² feel significantly larger than they appear on paper thanks to the clever layout and three-sided exposure.

The orientation has always been one of the biggest plus points for me: east-facing windows in the kitchen and bathroom – bright in the morning at breakfast. South and west-facing windows in the living area allow natural light to fill the space throughout the day. To the west, you have views of green space on a permanently undevelopable area – making it very quiet. To the south and east, you get a view of the city, including the TV tower.

In 2018, before moving out, I completely renovated the apartment: heating (new boiler, new pipes & new radiators), electrical system, windows (triple glazed with shutters), doors (apartment door and room doors), kitchen (including refrigerator, dishwasher, stove & oven), bathroom, and walls – all new. There is no backlog in renovations.

Heslach, in the southern part of Stuttgart, is an established, well-connected residential area with a mature infrastructure. The Stadtbahn stop Bihlplatz is about 100 meters away. There you will also find restaurants, a pharmacy, and doctors’ offices. Grocery stores can be reached in about 500 meters at Südheimer Platz or Marienplatz.

What I have always particularly appreciated about the location: You are right in the middle of the city and yet enjoy peace and quiet. The west side borders an undevelopable green area, the neighborhood is pleasant, and the parking situation is surprisingly good for Stuttgart standards. I always managed to find a spot nearby in the evenings.

The apartment combines old building character with modern standards. There is subtle stucco on the ceiling and the original wooden floorboards – for me, always an essential part of the apartment’s charm. The kitchen and bathroom are tiled.

The daylight bathroom features a shower, washbasin, and toilet, as well as underfloor heating – a real comfort, especially in winter. The fitted kitchen from 2018 is included in the sale. Heating is provided by a gas individual heater, also from 2018, which is operated independently of the other parties. This means the apartment warms up quickly and heating costs remain manageable.

In the basement, there is a communal laundry room and storage space available.

The apartment is currently rented and is ideal as a solid investment property – the current tenant would like to stay long term. The rental amount is provided upon request. In the future, owner-occupation is also conceivable.

The building comprises four residential units. The relationship among the owners is uncomplicated and constructive. A caretaker and cleaning service take care of the stairwell, courtyard, and front garden. The monthly service charge is approximately 190 EUR, of which 50 EUR goes to the maintenance reserve. Most of the remaining costs are allocatable. The reserve is generously sized overall.

This year, the listed base (plinth) and the flat roof were renovated. In planning is a new power connection by the network operator as well as a possible renewal of the building’s pipes, the costs of which can largely be covered from the existing reserve.

Purchase price: 270,000 EUR

An energy certificate is currently being prepared by the homeowners’ association, although it is not mandatory due to the building year.

I am selling this apartment with mixed feelings. It has given me wonderful years – now it can do the same for someone else.
