The relatively new and high-quality bungalow is being sold discreetly and seriously – without agents – directly from private seller to private buyer.
According to current plans, the earliest possible free-of-occupancy handover would be August 1, 2026, or by agreement!
This is a classic bungalow with a hipped roof, rectangular in shape, painted white, with a roof made of clay tiles (not concrete) in anthracite. It features a photovoltaic (PV) system oriented to the south with an output of 6.25 kWp and a 5 kW battery (installed in May 2025, upgradable by a professional if needed).
The property sits on a corner plot with street frontages to the south and west, meaning unobstructed views and full sun/light thanks to three large double, floor-to-ceiling windows facing south and one facing west.
The building was completed in May 2022 and occupied on June 1, 2022.
When comparing prices with other properties, please note that – compared to others – this property likely has a more solid range of features!
Due to the applicable sound insulation regulations because of BER, no wooden beam ceiling was installed; instead, a concrete ceiling was used (at an extra cost of approximately €20,000). The exterior masonry (as well as the load-bearing interior wall) was built with 17.5 high-density sand-lime bricks plus insulation.
The remaining interior walls are made of 10.5 sand-lime bricks (an extra cost of approximately €7,000 – not aerated concrete or drywall!). All windows in the rooms – living room, dining kitchen, bedroom, office, guest room – have been fitted with enhanced soundproof windows (an extra cost of approximately €7,000) (the front door, utility room, and bathroom are excluded). (According to sound insulation regulations, the bedrooms normally are not required to have soundproof windows because of the night flight ban!)
All windows are also burglar-resistant (extra cost approximately €2,000) along with exterior anthracite paint (extra cost approximately €2,000).
Based on the recommendation of the sound insulation expert, no shutters were installed; instead, darkening curtains are used indoors.
The bungalow meets the KfW 55 standard and is heated with a heat pump via underfloor heating, which also supplies the hot water.
Initially, I used about 4,000 kWh of electricity per year in total.
Due to the planned acquisition of a PV system with battery storage in 2025 and a hybrid car, the current consumption figures are no longer representative.
The open kitchen with dining area and living room is kept spacious and open, oriented to the south and west, and features three large, double, floor-to-ceiling windows – bright and energy-saving in terms of heating.
The large bedroom (approx. 20 m²) is oriented to the south and east, with one small window to the east and one large, double, floor-to-ceiling window to the south.
A third, smaller room is oriented to the northeast and is currently used as a guest room.
A fourth, smaller room is oriented to the west-north and currently serves as an office.
The functional bathroom features a flush-level shower with a glass partition and a large bathtub (180 cm × 80 cm) with thermostats, plus a large washbasin unit.
The fitted kitchen is practical, equipped with a built-in sink, dishwasher, refrigerator with freezer compartment, extractor hood, and a 5-zone induction cooktop with oven.
The ceiling height is 2.52 meters, and the door opening height is 2.10 meters.
If desired, the open kitchen can be separated from the living area later on by installing a door plus a (glass) partition.
The design of the bungalow – in terms of colors both interior and exterior and its layout – is modern and straightforward.
Floor coverings consist of tiles and pre-finished parquet.
The location in the Blankenfelde district (part of the municipality Mahlow-Blankenfelde) in the so-called “Composers’ Quarter” is central – all important facilities such as schools, doctors, bakeries, supermarkets, etc. can be reached within a few minutes on foot or by bicycle.
There is an S-Bahn station (S2) as well as a Regional Express (RE) station. With the RE, it is 2 stops to Berlin-Südkreuz and 4 stops (21 minutes) to the main station – in the other direction, just 1 stop (9 minutes) to BER! It’s about a 15-minute walk to the station, or easily accessible by bicycle or car (a Park & Ride lot is available right at the station).
The as-the-crow-flies distance to the southern edge of Berlin – Lichtenrade – is approximately 4 km.
By car, reaching the Bundestag/government district takes around 30 to 60 minutes, depending on the time of day and traffic.
The bungalow’s price was estimated at €643,000 in March 2025. Subsequently, the PV system with battery storage was installed and commissioned in May 2025, valued at about €13,000 by a regional specialist company. The usual warranties still apply to both the PV system and the heat pump. If desired, maintenance can continue to be carried out by the originally appointed specialist companies.
No energy certificate was created since this is a new build; however, an extensive calculation of more than 100 pages prepared by the on-site energy consultant is available.
All documentation is available and can be handed over.
The modern fitted kitchen in the colors ash/white/anthracite is intended to remain installed (included in the price).
The built-in items, cabinets, shelves, as well as dishes, pots, coffee machine, washing machine, tall refrigerator, and lamps can be taken over upon request/after consultation – all electrical appliances (including LED lamps) were rated A+ or better at the time of purchase (efficiency classes tend to change frequently).
The exterior landscaping – the garden – is deliberately designed to be a bit “wild” (i.e. it is not an ornamental lawn maintained by a mowing robot). A desired redesign could certainly be realized with manageable effort.
Plants: There is still some mature vegetation present – a large rhododendron, three mature peach trees, a blackberry hedge, a large mature cherry tree – plus partly new plantings, including a hedge, flowers, shrubs, and fruit trees (which will need some time to establish).
