### The Studio S1

The approximately 55 m² studio impresses with its unique, architecturally exciting spatial design:

A spacious, lowered main room with an enhanced sense of space meets a separable mezzanine area that can be used in various ways – ideal for living, working, or creative concepts. The space is complemented by a kitchen, bathroom, and a terrace with direct access to the garden. Entry is provided via the terrace. Studio 1 is west-facing, and the current estimated construction costs are approximately €6,500.00 per square meter.

The studio is particularly suited for time-specific or quiet commercial uses such as yoga, therapy, coaching, architecture, design, art, or educational offerings – residential use is also possible.

### The Project "ASTA 8"

The building is being developed as a co-housing project with a focus on sustainable, collective living. It is planned as a free-standing new building in a green, park-like setting within a former ambassador quarter – centrally located yet peaceful.

Special emphasis is placed on ecological and sustainable construction:

The building will be realized as a wood-clay structure, complemented by resource-efficient materials and an overall energy-efficient concept. The interiors will feature wooden floorboards (planned: oak) to enhance the natural living experience. An air-to-water heat pump in combination with a photovoltaic system ensures an efficient and future-proof energy supply, creating a healthy indoor climate and a long-term sustainable living and working environment.

As part of the co-housing collective, future owners can benefit from communal areas such as:
