The apartment’s location is outstanding: It is situated in the popular Rolandswoort settlement in the green area of Ottensen, right next to Rathenaupark, which is renowned for its beautiful old trees. The settlement itself lies on a quiet dead-end street and is surrounded by green lawns that belong to the homeowners’ association and are regularly maintained by a gardening service.
Surroundings
You can reach the Elbe River and the Neumühlen/Övelgönne pier within a few minutes on foot, as well as the town center. Ottensen is part of the Altona district and is a relaxed, popular, vibrant, and trendy neighborhood with cheerful, tolerant residents and numerous attractive squares, cafés, bars, restaurants, and excellent shopping opportunities. At the eastern edge of Ottensen—about a 15‑minute walk away—you can also find the Altona long-distance train station. Do you have children? Wonderful! Just a few hundred meters from your new home are the Trenknerweg primary school and Altona High School. Numerous doctors have set up practices in the immediate area, including pediatricians, general practitioners, dentists, and many specialists. The children’s hospital is right next door, and the Altona hospital is reachable within a 10–15‑minute walk. Not a fan of walking? Then simply take one of the many bus lines in the vicinity—or opt for the boat, our water bus.
The apartment is outfitted with a beautiful underfloor-heated parquet floor. The practical fitted kitchen is equipped with a large refrigerator–freezer combination, a solid ceramic hob–oven combination, and a robust dishwasher. It offers ample space for a washing machine. For those who do not wish to do laundry in the apartment, a high-quality Miele washing machine is available in the basement with a coin-operated system at cost price, which is part of the communal property, along with a condenser dryer. Alternatively, you can easily dry your laundry on the drying attic. The apartment also includes a large storage room in the basement.
Management
The settlement is managed by SAGA-GWG. The management is highly professional. Both the administrators and the extensive homeowners’ association operate in a proactive and flexible manner—something that can’t be appreciated enough! Repairs to communal property are carried out immediately. Sensitive special assessments are avoided, and renovation work is financed from the well-funded maintenance reserve. The homeowners’ association has long benefited from an advantageous gas contract with the Flensburg municipal utilities. The service charge is approximately 350 euros, depending on consumption, and includes the maintenance reserve.
Balconies
Balconies are planned for several blocks and have been approved for this apartment by the property management, but the homeowners’ association’s architectural proposal was recently rejected by the building authority, so the planning must be revisited. While it is highly likely that balconies will eventually be built, this cannot be guaranteed given the pending procedure. In the meantime, the green lawns in front of and behind the building serve as an excellent alternative. Many residents, especially in the summer, place benches, chairs, and tables outside their homes and relax outdoors in the pleasant weather, so the current absence of balconies is well compensated.
