The house is located 15 km from Bad Säckingen in 79725 Laufenburg, Vogelsang 10, in a quiet, newly built detached-house neighborhood. I am advertising the house here because there are more potential buyers checking under Bad Säckingen. The house is sold commission-free; unfortunately, real estate agencies have already inquired, so we are saving those costs.

The house is only 4 km from the Laufenburg customs office. You can reach a bakery in 300 m, and the Laufenburg shopping center is 4 km away. In Hochsal the church bells are turned off at night. The kindergarten is 300 m away, and a school bus runs to Luttingen.

The living area is 111.5 m². The house was built in 2010 with solid construction using Liapor bricks and insulated with insulating material, with a wall thickness of 30 cm. The Liapor bricks not only provide excellent insulation against cold and heat, but these bricks also dampen sound very well, which you can notice in the rooms: if a TV or radio is running in one room, you won’t hear it in the adjacent room. As the owner, I made many improvements after purchasing the house in 2016; I will describe the renovations on my homepage, where you can also find several photos. Since the house originally had only one toilet, I had a WC installed in the utility room. That room also houses the LPG heating system, which is very quiet—you won’t hear the heater in any room. The LPG tank in the garden was rented by the previous owner from Primagas. If you do not wish to take over the contract with Primagas, the house will cost an extra 2,000 Euros, as I would have to dig up the tank and Primagas would then remove it. However, you can cancel the Primagas contract annually after two years if you want to install a heat pump later. Primagas cannot force you to refill if you wait until the cancellation date. The LPG heating system runs flawlessly; in 2022, the company Mayer in Laufenburg replaced some parts, and I have not experienced a single malfunction since then.

In the attic I had a large Roto roof window (140 x 134 cm) with a motor and rain sensor, as well as a roller shutter, installed; additionally, I created an extra insulated room that does not count as living space but can be used in various ways, for example as an office. A few years ago, Stiegeler laid a fiber-optic connection in Hochsal; of course, I had this fiber-optic line installed and paid the connection fees. The internet is now even faster. The living room with the kitchen encompasses 50.73 m² (taken from the plan). The kitchen is as seen in the video; on the plan I received, the kitchen is drawn a little differently. The house is situated on a slight slope, and I had the garden redesigned in 2017 to be low-maintenance. I had a connecting pathway created between the two seating areas and installed a terrace roof so that both seating areas are covered. This path was created with two garden slabs each 40 cm wide placed side by side—that is, 80 cm wide—so that you have a sufficiently wide path for a stroller or walker. Both the bathroom and the utility room have a window.

There is no mortgage on the house; you can freely choose your bank. There is no rental contract, as the house was rented out as a holiday home so that I could sell an empty property. In front of the 6 m long garage, an additional 6 m long carport or garage may be built; the owner above has taken over the building liability.

On the seating area with the dining table you receive morning sun until 3:00 p.m., while on the other seating area you can enjoy the evening sun.

The location is idyllic; the holiday guests rated it 10 out of 10.

The neighbors are very nice—in 2020 there was a ban on accommodation, and as a Swiss national I was not allowed to cross the border for three months despite contacting three customs offices because I needed to water the plants and mow the lawn. The neighbors voluntarily maintained the garden without being asked. I was very grateful.

It should be noted that this house was rented out at a flat-rate rent, including utilities, "for temporary use," and therefore the tenants had no motivation to save energy. Up to 75 kWh per m² is classified as energy class B; with a construction date of 2010 and double-glazed insulated windows, this should be easily achieved. However, there were periods when six people were in the house consuming a lot of hot water, so class B was narrowly missed.

I will leave the 3 m long sliding door closet in the room shown at the beginning of the video. In the house, items could be brought in from outside through the terrace door; however, I cannot get the 1.50 m wide doors up through my staircase.

In the utility room there is an AEG washer/dryer combination. I will leave this washing machine in the house as well; both function perfectly.

I am leaving all the lamps hanging, as I am already set up in my residence. That way, you have light everywhere when you move in. The details of the equipment are described in more detail on my homepage.

If someone has saved Swiss francs, I will inform the notary that I will assume the Swiss francs at the average exchange rate, and the purchase price can be paid in two currencies. I must repay a loan in Swiss francs. The house is suitable for all age groups.
