I am selling my single-family home in 79725 Laufenburg-Hochsal. The location is very quiet. The house is only 4 km away from the Laufenburg customs office. You can reach a bakery in 300 m, and the Laufenburg shopping center is 4 km away. In Hochsal, the church bells are silenced at night. The house was built in 2010 using solid construction with Liapor bricks and insulated with insulating material; the wall thickness is 29.5 cm. The Liapor bricks not only provide excellent insulation against cold and heat, but they also dampen sound very effectively – in the rooms of the house, if a TV or radio is on, you won’t hear it in the adjacent room. I am currently creating a website with detailed information. The house will be sold to the highest bidder starting at 500,000 euros or from 450,000 Swiss francs. You may submit bids until the end of April. If someone makes a good offer before then, I am willing to provide an early sales promise so that you can negotiate a favorable interest rate with your bank. The ECB interest rate decisions are on March 19, April 30, and June 11. No one knows what the ECB will decide because of the Iran conflict.

I couldn’t offer the house for sale earlier because I have to wait 10 years due to currency depreciation so that no speculation tax has to be paid.

As the owner, I have made many improvements since purchasing the property in 2016; I will describe the renovations on my website, where you will also find several photos. The address of my website is available upon request. In the attic, I had a large tilt-roof window installed with a motor and rain sensor, and I had an additional insulated room created, which does not count as living space and can be used for various purposes, such as an office. A few years ago, Stiegeler laid a fiber optic connection in Hochsal; naturally, I had this fiber optic line installed and paid the connection fees. The internet is now even faster. The living area is 112 m². The living room with kitchen covers 50.73 m² (as taken from the plan). In the kitchen—as shown in the video and on the plan I received from the court (the house was auctioned on March 2, 2016)—the kitchen is drawn slightly differently.

The house is situated on a gentle slope, and in 2017 I had the garden redesigned to be low-maintenance. I had a connecting pathway built between the two seating areas and had a terrace roof installed so that both seating areas are covered. This path was created using two garden slabs each 40 cm wide placed side by side, making it 80 cm wide—sufficient for a stroller or walker. The house is sold commission-free without a realtor. Since I had rented it out as a holiday home, you can purchase it without a rental contract. Holiday guests gave very good reviews and appreciated the wonderful house and its natural surroundings. I received several reviews rating it 10 out of 10. You are free to choose any bank for financing, as there is no mortgage encumbering the house. As the owner, I must repay another loan in Swiss francs, so CHF are welcome—the purchase price can be paid in two currencies, meaning you do not have to exchange CHF. Nothing has changed in the land register; before the appointment with the notary, I will obtain a new extract as legally required. In front of the garage, a carport or another garage with a length of 6 m may still be built. The neighbor above has assumed a building encumbrance for this. I requested the plan and the encumbrance agreement from the municipality and received it on February 3, 2026.

The location is very quiet with unobstructed views. The house is located in a quiet single-family residential area with friendly neighbors, who maintained the garden during the 2020 border closure. I was not allowed to cross the border for three months; when I inquired at three customs offices, the regulations—as a Swiss citizen—were extremely strict, and I was not permitted to water plants. Fortunately, the neighbors watered the plants and mowed the lawn, for which I am very grateful.

The kitchen appliances are in good condition. The kitchen features an induction glass-ceramic stove, a steam extractor, a dishwasher, a refrigerator, an oven, and a microwave. The energy certificate also includes hot water. Since the house was rented “for temporary use,” the price was a flat rate including all ancillary costs. The families renting the house had no incentive to conserve energy since everything was included; up to 75 kWh it is rated Class B, but if several people use hot water, it can quickly exceed Class B.

I rented out the house as a holiday home in my private capacity. According to a lawyer’s opinion, the building insurance contract transfers to the buyer. The building and glass insurance is with Axa and has been paid up until October 31, 2026. The buyer may cancel the insurance if desired; I will send the contract to the buyer by email. The property tax amounts to 264.53 euros. I have paid three installments of 66.13 euros (totaling 198.29 euros), and the fourth installment of 66.14 euros is due by November 15, 2026, which the buyer will then need to pay to the city of Laufenburg.
