For the municipal area Günteringerstr./Hochleite, a new development plan was created as part of the further densification. The development plan is already legally binding and can be found on the website of the municipality Seefeld-Hechendorf under the section “Local Development Concepts.”

For the property of approximately 1,700 m², a buildable area of around 360 m² is planned, which can be divided into one or even two building units (while observing the required setbacks) with dimensions of approximately 15 x 11 m each, and a total living/usable space of about 700 m² or approximately 350 m² each (ground floor + first floor + attic, considering the applicable building heights and established setbacks).

For the new planning area, a Floor Space Index (GRZ) of 0.3 has been set, which in this case will not be fully utilized (GRZ approx. 0.23).

Buildable area: approx. 360 m²

Living/usable area: approx. 700 m²

It is conceivable to:

a) Construct 2 semi-detached houses (i.e. 4 residential units) with spacious room layouts

b) Construct 2 apartment buildings, each with 2 spacious apartments of approximately 180 m² over two levels with attic usage

c) Construct one large apartment building

For a housing cooperative/generational project, the property could potentially be of particular interest, as the charming and spacious property with mature trees could be shared collectively. Currently, the property is developed with a single-family house, which is oriented towards the south. Since the development plan for this property provides for further densification and is already legally binding, it would be possible to develop the property in the eastern part with either one large or two smaller houses (semi-detached). By building a larger house or two houses each with approximately 180 m² of floor area, a total living/usable space of about 700 m² could be realized without overburdening or excessively densifying the property.

The municipality of Seefeld-Hechendorf is located in the heart of the Upper Bavarian Prealps southwest of Munich. This exceptional location between 2 lakes (Pilsensee and Wörthsee are each only about 1.5 km away on foot) and several other nearby lakes (Ammersee, Wesslinger See) offers a high quality of life where work and leisure can be ideally combined. Secondary schools can be reached by public transport within a maximum radius of 15 km. Public transportation reaches the center of Munich in about 35 minutes (the S-Bahn station is approximately 600 m away and can be reached on foot in a maximum of 10 minutes), and the well-developed transport connection (A 96 motorway) in the direction of Munich also enables quick and convenient travel by car to Munich. The spacious, sheltered, and sunny property with an area of about 1,700 m² is located in the district of Hechendorf, more precisely Güntering.

The single-family house, built in the mid-1950s, was modernized and renovated in 2020/21. Among other things, the electrical supply was updated, as well as some floor coverings, wall plasters, and the painting of windows and doors being renewed. In some parts, new room divisions were also carried out. In doing so, the upper floor was split into two separate 2-room residential units.
