The perfectly designed, light-filled apartment has 56 sqm, appears significantly larger, and features a large, bright living room, a spacious bedroom, and a smaller room that can serve as a bedroom, guest room, children’s room, or office. The large bedroom in the apartment is currently occupied by my daughter. For this reason, we have used a photo of the bedroom from our second apartment in the building. Location
The apartment’s location is outstanding: It is situated in the popular Rolandswoort settlement in the green part of Ottensen, right next to Rathenaupark, which is renowned for its beautiful mature trees. The settlement itself is located in a quiet cul-de-sac and is surrounded by green meadows that belong to the homeowners’ association and are regularly maintained by a gardening service.
Surroundings
The Elbe River and the Neumühlen/Övelgönne pier are both reachable within a few minutes on foot, as is the town center. Ottensen is part of the Altona district and is a relaxed, popular, vibrant, and trendy neighborhood with friendly, tolerant residents and numerous attractive squares, cafes, bars, restaurants, as well as excellent shopping opportunities. The Altona long-distance station is also located on the eastern edge of Ottensen, reachable in about a 15-minute walk. Have children? Wonderful! Just a few hundred meters from your new home are the Trenknerweg elementary school and the Altona high school. Numerous doctors have set up in the immediate vicinity, including pediatricians, general practitioners, dentists, and many specialists. The children’s hospital is located right next door, and the Altona hospital is a 10-15 minute walk away. Not a fan of walking? Then take one of the many bus lines nearby, or even our waterbus.
The apartment is fitted with beautiful, underfloor-heated parquet flooring. The practical fitted kitchen is equipped with a large fridge-freezer combination, a solid ceramic cooktop-oven combination, and a robust dishwasher. It provides ample space for a washing machine. For those who prefer not to do laundry in the apartment, there is a high-quality Miele washing machine in the basement with a coin-operated system at cost price, which is part of the communal property, along with a condenser dryer. However, the laundry can also be easily dried on the drying roof space. The apartment also comes with a large storage room in the basement.
Administration
The settlement is managed by SAGA-GWG. The management is highly reputable. Both the managers and the large homeowners’ association are proactive and flexible. You can’t appreciate that enough! Repairs to the communal property are carried out immediately. Sensitive special assessments are avoided, and renovation work is funded from the well-stocked maintenance reserve. The homeowners’ association has long benefited from a favorable gas contract with the Flensburg municipal utilities. The monthly service charge is about 350 Euros, depending on consumption, including the maintenance reserve.
Balconies
Balconies are planned for several blocks and have been approved for this apartment by the building management, but the homeowners’ association’s architectural proposal was recently rejected by the building authority, so the planning has to go through a new round. Although it is highly likely that balconies will eventually be built, given the pending procedure this cannot be guaranteed. Until balconies exist, the green meadows in front of and behind the building serve as an excellent substitute. Many residents, especially in summer, place benches, chairs, and tables in front of their houses and sit outside relaxed in nice weather, so the current lack of balconies is easily manageable.
