The building is located on a quiet side street in Paderborn, Neuhaus Castle.
As a landlord family, we desire harmony among the residents and in our interactions with one another. Our special household peace should be maintained and continue with the new tenants.
We maintain a good, often friendly contact with our tenants and are readily available by phone or WhatsApp to assist with any questions.
The apartment has a floor area of 63.56 m². Energy performance certificate, Class A, dated 27 July 2022.
The apartment features a living room, two bedrooms, and a kitchen. The daylight-filled living room impresses with its large window and door to the balcony.
Along the kitchen wall there is a tiled mirror and the necessary utility connections, however, no kitchen furniture. The bathroom is equipped with a bathtub and a separate shower.
This beautiful apartment is very bright and ideal for a small family, a young couple, or a single person who wants to feel at home.
Our apartment has been extensively renovated. The newly installed, noise-reducing, and foot-friendly vinyl laminate flooring is in place, and all doors, walls, and ceilings have been freshly painted.
Included with the apartment is a private storage room in the basement, as well as a laundry/drying room shared by all tenants in the building and an additional bicycle storage room.
We prefer long-term rentals and expect quiet, tidy tenants with permanent employment.
Rental is available only to non-smokers. Pets are not desired.
Free parking is available directly at the building.
If desired, a garage—with an additional parking space in front—can be rented for an extra €70.
The additional costs amount to €120 and include a proportional share of property tax, street cleaning, sewage and waste fees, building insurance, chimney sweep costs, common electricity, and caretaker expenses.
In addition to the net cold rent of €796 and the aforementioned additional costs, please also budget for your individual consumption: approximately €80 for electricity, around €150 for heating and hot/cold water usage (e.g., for showers, washing machine, etc.), and roughly €3 for your household insurance.
These costs will be settled directly with you by the providers.

There are technical issues with Telekom. Cable connection contracts for internet, telephone, or TV must therefore be concluded with Vodafone, the telecommunications provider in the building.
We require a rental deposit of 3 net cold rents. A bank fee of €50 for opening the deposit account is to be paid by the tenant, and the deposit itself is due in advance with the first rental payment.
For the final processing of the apartment allocation, we require from you:
– A current 100% positive Schufa self-disclosure (credit report)
– Salary statements for the last 3 months
– Your ID card along with a copy for our records
Our building contains 10 apartments, was built in 1983, and has been a family property for 35 years.
All residents are non-smokers and no pets are allowed in the building.
The apartments are reached via a spacious staircase with extra-wide steps. There is no elevator.

Lippesee is a worthwhile destination on a 30-minute walk, although you can also simply take the bus there.
Various doctors are within a 5- to 10-minute walk, a larger bus stop is 7 minutes away, and bus connections to Paderborn are available in 2 minutes.
