Cosmetic changes are, of course, possible since the house will be vacated at the beginning of April. In 2025, all flat roofs were renewed (they were last refurbished in 1997). As part of this work, all balcony railings were replaced. Two rooms on the upper floor have direct access to the loggia and were used as children’s rooms. They are ideal for sunbathing with a view of the garden and surroundings.
The Ebensberg district is a self-contained suburb with approximately 2,000 residents in a completely traffic-calmed 30 km/h zone. It’s a paradise for children and pets nestled in nature. The kitchen enjoys morning sunlight, and from noon onward the living room, loggia, and garden are bathed in sunshine—resulting in a wonderful brightness throughout the entire house. The nearest forest is only 200 meters away. Just a few hundred meters further are fields, meadows, forest, the Elbe side canal, a sports club (for football and tennis), and two playgrounds. The Echem/Scharnebeck equestrian club and the Scharnebeck ship lift are only a few kilometers away, while the Lüneburg Heath provides a perfect setting for excursions. The city and school bus stop right at the door (50 m). Other distances by car: daycare 2.9 km, school 3.5 km, shopping center 2.4 km, train station/city approx. 5 km. All destinations can be very easily reached by bicycle (non e-bike) via cycle paths and developed forest trails. The motorway feeder is 2.2 km away, and the driving time by car to Hamburg Central Station is about 45 minutes depending on traffic, or about 30 minutes by train.
Since our move-in in 1997, the kitchen, bathroom, WC, heating system, and all windows (including those in the basement) have been newly installed. The terrace is equipped with a 6 m wide awning, and the two children’s rooms, each with access to the loggia, are fitted with roller shutters. Two basement rooms (for hobbies and a workshop) are equipped with radiators. Separately, the Viesmann heating system is in place. In addition, there is a large laundry room. Every room in the house is equipped with cable and antenna connections. Since 2025, fiber optic cables have been installed and are in use. There are two small and one large plastic garden house from the company Keter—along with the garden tools stored inside, which we leave behind. The loggia can also be equipped with a balcony power plant.
This end terrace house is part of a condominium community (WEG) that has been managed by a competent and reliable administrator (Contrado GmbH, Lüneburg) for over 20 years. The monthly service fee is €228, which includes the administrator’s fee, maintenance reserve, facility upkeep, snow removal, and minor repairs. The costs for the annual inspection or servicing of the heating system, which has been carried out since its installation in 2004, are our responsibility. All other expenses for water, sewage, electricity, gas, waste disposal, and property tax are to be paid directly.
