Ebersberg offers culture, nature, lakes, relaxation, and good transport connections to Munich. The community lies 30 km east of Munich and is the center of the Ebersberg district, featuring excellent infrastructure and a high quality of life.
A small personal note:
We bought the house because it was the most interesting property in the Munich area. We have to sell it because our sons live abroad and we are getting too old. After six months of searching around Munich, my wife discovered the building project—thanks to her ability to read architectural plans—and the split-level construction defies standardization.
At the sales office on the building site, we were standing next to a man who was studying everything very intensively and asking factual, technical questions. Later at the beer garden with a view over Ebersberg and the countryside, discussing “our house”, the verdict was: buy. We both bought and were able to choose a house with the best location at the early stage.
The location has become even better because the new shopping center with doctors’ offices (and the old town center) is within walking distance. The civil engineer who supervised the project bought the fifth house in our row. With his help, we were able to individually adapt the interior design.
The tiled stove, a traditional Tyrolean stove, was built by Master Gar and his son. The tiles come from the artist’s workshop in Wasserburg. The conservatory with underfloor heating became the heart of the family.
There is no parallel row of houses because the small settlement (only eighty detached houses) was designed like a village. In front of us lies Klostersee, and the boys would go there in their bathing suits. We are situated on the hill of Ebersberg, with nature reserves right up to the doorstep. We would have loved to stay there even longer.

- Hand-built tiled stove (with a niche for baked apples :-) [Traditionally set built-in stoves (classic tiled stoves) on site are exempt in Germany from the strict replacement and retrofit regulations of the 1st BImSchV (fine dust regulation).])
- Fitted kitchen with a 4-burner stove, oven, refrigerator, sink, dishwasher

This is probably easily fixable by removing the old TV satellite dish on the roof right at the spot where the drips come in.
Roof:
In the summer of 2023, flying ants were present on some of the roof beams.
The nest has been deactivated.
Conservatory:
