The bright, quiet, unfurnished 2-room apartment is located on the top floor of a half-timbered house with 7 units and can be occupied from March 15, 2026, or by arrangement. It offers a living area of approximately 50 m² and a basic area (excluding the sloping ceilings) of about 57 m². In person, the apartment appears significantly larger than in the photos.

A private basement storage room and DSL connection (Vodafone) are available.

The S-Bahn station is about a 7-minute walk away, with connections to the S60/S6 (Böblingen: 31 min, Feuerbach: 15 min, Stuttgart: 21 min).

The previous tenants parked on the side streets of Höfingen. Between 5:00 PM and 8:00 AM, parking is available nearby at the bakery or the library (please observe the parking signs). Due to its central location in Leonberg-Höfingen, you can conveniently take care of your daily needs on foot. In the immediate vicinity, you will find restaurants, bakeries, supermarkets, and a café.

The Höfingen S-Bahn station can be reached on foot in 7 minutes. From there, you are approximately 30 minutes by the S60 to Böblingen and 15 minutes by the S6 to Feuerbach, or 21 minutes to Stuttgart Hbf.

The well-known Schloßhotel is accessible within a 5- to 10-minute walk. Stuttgart Airport is about 20 km away.

The highway connection towards Karlsruhe or Munich is accessible in about 10 minutes and 6 km.

All interior doors and the flooring, except in the bathroom, were renewed in 2023. (Some photos still show the old interior doors; the new ones are white.) Now, there is high-quality laminate flooring in the living areas and a durable vinyl flooring with a wood look in the kitchen.

The apartment is unfurnished but comes with a fitted kitchen.

The additional costs include, among other things, consumption-based costs for cold water. The additional cost advance does not cover personal heating costs or personal electricity. Costs for gas and electricity are settled directly by the tenant with the provider.

Estimated costs for an average tenant are approximately €25 per month for electricity and about €50 for hot water/heating.

The security deposit amounts to 2 months’ cold rent.

Small pets are allowed. However, due to the location (attic floor), the apartment is not suitable for large animals.
