The bright, quiet, unfurnished 2-room apartment is located on the top floor of a half-timbered building with 7 units and can be occupied from 01.03.2026 or by arrangement. It has a living area of approximately 50 sqm and a total floor area (excluding the roof slopes) of about 57 sqm. A private basement room and a DSL connection (Vodafone) are available.

The S-Bahn stop is approximately a 7-minute walk away, with connections to the S60/S6 (Böblingen: 31 min, Feuerbach: 15 min, Stuttgart: 21 min).

The previous tenants parked in the side streets of Höfingen. Neighbors have rented an underground parking space for €60 per month, which is about a 3-minute walk away, so that option is available should you require it.

Due to the central location in Leonberg-Höfingen, you can easily take care of your daily needs on foot. In the immediate vicinity, you will find restaurants, bakeries, supermarkets, and a café.

You can reach the S-Bahn stop Höfingen in 7 minutes on foot. From there, you are approximately 30 minutes by the S60 to Böblingen and 15 minutes by the S6 to Feuerbach, or 21 minutes to Stuttgart Hbf.

The well-known Schloßhotel is accessible in 5 to 10 minutes on foot. Stuttgart Airport is about 20 km away.

The highway connection towards Karlsruhe or Munich can be reached in approximately 10 minutes and is 6 km away.

All interior doors and the flooring, except in the bathroom, were renewed in 2023. (In some of the photos, you can still see the old interior doors; the new ones are in white). There is now premium laminate flooring in the living areas and a robust vinyl floor with a wood effect in the kitchen.

Small pets are allowed. However, due to the location (top floor), the apartment is not suitable for large animals.
