Detailed Description:
Upon entering, the open-plan living and dining area—and its parquet flooring—can be seen through a glass wall from the hallway. The living-dining area is bathed in light thanks to its many windows and offers a wonderful view of the green surroundings. The cozy atmosphere is enhanced by the fireplace, inviting quiet winter evenings.
The kitchen is accessible from the dining room via a sliding door and leaves little to be desired with extras such as a kitchen island, an elevated dishwasher, a corner unit, and an apothecary cupboard. Adjacent to the kitchen is a pantry and a small guest toilet. Should one wish to live barrier-free on the ground floor in later years, this is possible. In the spacious utility room, the connections for the development of an additional bathroom are already in place, and the designated guest room on that level can be converted into a bedroom.
The first floor comprises four similarly sized rooms, which are accessed via a central gallery. Two of these rooms offer direct access to the balcony. Thanks to two bathrooms on the first floor, morning congestion in the bathroom is avoided. The larger bathroom features a bathtub, bidet, shower, and underfloor heating. The smaller bathroom is equipped with a toilet and a shower. Under the roof is the heating room. The house is located at the end of a cul-de-sac in the Läusberg area of Adelsdorf. Notably, the entire west side and a large part of the south side are community property and cannot be built upon.
Adelsdorf itself is favorably located, with Forchheim (approximately 20 km), Herzogenaurach (approximately 25 km), and Erlangen (approximately 30 km) easily reachable. The highway entrance to the A3 is only 6 minutes away.
Both Erlangen and Höchstadt can be reached via bus line 205, and the bus stop “Hochstraße” is among the closest to any property (accessed via a shortcut through the garden gate). Adjacent to Hochstraße, there are also a variety of shopping opportunities.
