Our solid brick house (ground floor, attic, basement) was built in 2003 with the help of a developer. As the children grew and needed more space, the house was extended to the west in 2012 and redesigned so that the children had their own area on the upper floor while the parents remained on the ground floor.
During this remodel, the kitchen was relocated and on the ground floor an en-suite master bedroom with a dressing room (a pass-through room) was created. In addition, the bathroom on the ground floor was enlarged and completely renovated. The level, glass-enclosed shower, custom built-in furniture, toilet, and bidet make clever use of the available space.
In addition to the existing cozy living room with a fireplace stove, the conversion also created a new, light-flooded dining/living room facing south and west with “winter garden flair.” Here, parts of the walls are finished with Stucco Veneziano in a cheerful yellow. Two satin-finished white glass sliding doors separate this space from the kitchen and the living room.
Ground Floor: Potential for Self-Employed Individuals or Space for an Au Pair
The dressing room and bedroom on the ground floor could easily be converted into an office, treatment room, etc. with an anteroom – or the non-load-bearing partition could be removed if needed. Before the conversion, the dressing room was the original kitchen. We did not completely remove the installations; water and sewage connections for uses such as a physiotherapist, nail designer, or hairdresser can be easily restored. This space could even provide an au pair with her own domain.
On the upper floor, there are 3 bright rooms with French doors or windows and a large bathroom with a bathtub, shower, bidet, and toilet. Despite the sloping ceiling in the attic, there is plenty of space here for wardrobes and shelves.
The municipality of Röhrmoos, with its 6,500 inhabitants, is located in the hilly Dachau region, only 2 S-Bahn stations or about 8 kilometers away from the large district town of Dachau.
The infrastructure for families in Röhrmoos is excellent:

RENOVATIONS, MODERNIZATIONS
• 2006: Stainless steel and safety glass windbreak installed for the terrace
• 2007: Installation of 2 Velux Thermostar roof windows with interior blinds on the north side (hallway, small room)
• 2012: Conversion to expand the ground floor with an additional room (dining room), enlargement and redesign of the ground floor bathroom, relocation of the ground floor kitchen, and installation of the solid wood kitchen
Recent modernization measures:
• 2021: Complete exterior repainting including the undersides
• 2022: Installation of a new fireplace stove
• 2024: New flooring in the basement rooms (tiles, laminate)
• 2024/25: Complete interior repainting on the upper floor, staircase, hallway, kitchen, and basement
