What Still Needs to be Done?
The attic has been freshly finished and carpeted. Walls and ceiling are covered with high-quality Parador panels, and the rooms are equipped with both direct and indirect lighting.
In the adjacent upper floor, the hallway as well as the large room (which houses the kitchen, dining table, and living room along the balcony) still need to be fully renovated. The fully functional built-in kitchen can be maintained during the renovation, as this area already has a tiled floor and only the ceiling is planned for renovation. This offers the opportunity to redesign the rooms in one’s own style.
The windows and balcony doors in the kitchen, dining, and living areas have been upgraded with triple glazing; the window in the office facing the courtyard is still from the building’s original construction, and the roof window in the bathroom (circa 2015) is without an external shutter. All roof windows in the attic were renewed in 2019/2020 and are equipped with electric external roller shutters.
For personal reasons, this renovation can no longer be completed, even though many materials have already been procured (partially carpets, railings, ceiling panels for the hallway, new interior doors including frames, etc.). Tools for the renovation also remain on the premises and are included in the purchase price.
The staircase leading through the communal rooms to the apartment door on the upper floor has not yet been carpeted; however, plain stainless steel handrail elements for both staircases (leading to and within the upper floor and attic) are already available for installation.
Both the upper floor and attic are equipped with air conditioning, with the outdoor units housed on the balcony in a separated section. Nevertheless, the electrical supply cable from the house’s distribution (ground floor) still has to be laid, which may require modernization since it originates from the building’s construction period.
Wiring and cables, as well as the house distribution board, date back to the building’s construction. The house connection box and meter cabinet were completely replaced during the installation of the wallbox (2022) and brought to current technical standards. The energy supplier has installed an electricity meter that allows for a dynamic electricity tariff.
All sockets, switches, push-button controls, and roller shutter operating elements have been upgraded to high-quality Gira products during the renovation work carried out since 2017. For the rooms yet to be renovated on the upper floor, the planned products are already available.
In the front garden, it was planned to remove the clinker walls up to the rear concrete walls to create a little more space for a parking spot.
