The three of us sisters had the privilege of spending our childhood and youth in this wonderful house with its large garden, and afterward we always enjoyed visiting our parents along with their grandchildren (who would have loved to live here). It is a very special house, built entirely of wood except for the foundation: an original Finnish log house constructed in half-timbered style.

Now that our parents have passed away, we would like to pass the house on to a family. Children always played a significant role in our parents’ lives – both of them were child psychologists – so we want a family with youngsters to feel comfortable here again. This is very important to us.

A squirrel often peeks in through the windows, crows are waiting to be fed some kitchen scraps, and countless birds—even colorful and green woodpeckers—come to visit right at the windows.

This is a semi-detached house built with solid log board construction in the Pfrondorf district of Tübingen. The partially basemented solid wood house in half-timbered style was built around 1992, offers approximately 170.35 m² of living space, and features a basic to medium standard of equipment. The adjoining large plot measures 1,503 m² and gently slopes downward.

Exterior walls:

A single-layer log wall construction made of 140 mm thick log boards, laminated with triple tongue and groove made from dried Finnish pine.

Interior walls:

Also log boards, but 90 mm thick with double tongue and groove. Special drilling was carried out, allowing the installations to be concealed.

The basement is in its shell state.

In 2016, a bright extension was built on the south side, complete with underfloor heating.

Local location:

The semi-detached house is situated in a quiet and attractive residential area in Pfrondorf. There is a small village store in Pfrondorf for daily needs, and numerous additional shopping opportunities are available in the core city of Tübingen. A general practitioner has set up practice in Pfrondorf, and hospitals along with additional doctors in the core city can be reached within minutes. Pfrondorf has its own primary school and kindergartens, while secondary schools can be attended in the core city of Tübingen. Public transportation is also very well connected: the “Schönbuchhalle” stop is only 400 meters away (about a one-minute walk), and the bus runs several times per hour during the day into the core city.

Type of development and land use on the street and in the district:

The area is predominantly residential with open, one- to two-story construction, featuring many single-family homes and smaller multi-family houses. The neighborhood has a distinctly village-like character.

Noise pollution:

According to the official noise mapping of the University City of Tübingen from 2019, there is no disturbance from rail or road noise in the Pfrondorf district.

Flood risk:

According to the flood hazard map from the LUBW data and map service, the property is not located in a flood zone, even though it borders a stream. The risk of flooding is minimized by the relatively steep bank in this stretch of the stream.

The terrain in the residential area was largely leveled during development. The rear part of the property (to the north) initially slopes gently, then descends sharply through a wooded area down to the stream.

A fitted kitchen is available.

There are two bathrooms (one with a shower and toilet on the ground floor, and one with a bath and toilet on the first mezzanine).

The installed photovoltaic system is currently not operational.

Intermediate Floor “Playing”:

There is an unheated, open play area—not separated by a door—as well as a partitioned technical room for the heating system (a deviation from the provided floor plan). The lack of heating in this intermediate floor has never been a problem over the years, as the room was “heated” by the fireplace and the open construction.

Attic:

A livable, developed, unheated space that is not separated by a door from the staircase. It has so far been used as an office. The lack of heating in the attic has also never been a problem over the years, thanks to the fireplace and the open design.

Accessibility:

According to the building records, in 2016 the building was expanded with an addition providing “living space for wheelchair users.” In addition, the lower bathroom was modified to be accessible for people with disabilities. Access to the house is barrier-free. The doorways are mostly 90 cm wide or more. However, the living area on the north side is not fully accessible due to a few steps, and the intermediate floors as well as the attic are only accessible via stairs, limiting overall accessibility.
