House for sale 7+1 • 250 m² without real estate, Lower Saxony
, Lower SaxonyPublic transport 2 minutes of walking • ParkingThis beautiful and truly unique Lower Saxon half-timbered house was built in 1832 and was for a long time the largest homestead in Boltersen, very close to Lüneburg. In the late 1990s the house was divided in view of its impressive size, and starting in 2002 it was completely modernized. The exterior façade was rebuilt with attractive facing bricks, a 20‑cm thick thermal insulation was added, and interior walls were newly erected. Naturally, the heating system (gas) was also renewed, an underfloor heating system was installed on the ground floor, and all the electrical, gas, and water installations were modernized. In 2010 we had a high-quality antique (1896) tiled stove from Sweden installed, which—thanks to a glazed front door—can also be used as a fireplace. And finally, in 2012 a high-quality new country-style bathroom with a Finnish sauna was built on the upper floor. But see for yourself…
The living area of the property is approximately 250 square meters, taking into account the sloping ceilings in the upper floor. This space can be expanded by about 45 square meters if desired by finishing the spacious attic.
The ground floor, with roughly 150 square meters, is divided into three almost equally sized areas, all connected in an open-plan design. First, you enter the entrance area featuring a wardrobe, mirror, and dressing table; to the left is another open space that we use as a children’s play and music room. On the right, a small corridor leads to the guest bathroom (with shower/WC) and the heating room. In the center of the house is the representative and very cozy living area (also called the living hall) with a tiled stove/fireplace, a huge dining area for your guests, and a large glazed door providing access to the garden. In the third area, which opens onto the garden terrace, you will find the living kitchen with a Ceran cooktop accessible from three sides, an electric grill, and plenty of space for a family seating area with views of the greenery.
From the entrance area, a staircase leads to the upper floor, which is generously divided into the following rooms:
• A hallway (with an external window) and white country-style doors
• Child’s Room 1 with two Velux windows, followed by
• Child’s Room 2 with three windows facing the garden
• A large bedroom, also with three windows facing the garden and a small walk-in storage room
• A dressing room
• A bathroom with Italian tiles, a terrazzo floor, and a Finnish sauna, as well as a WC, bidet, bathtub, barrier-free shower, a large washbasin, and a built-in cabinet with plenty of space for cosmetics, towels, etc.
• A storage room
The garden is low-maintenance and laid out in a natural style that complements the building. Garden furniture and equipment, bicycles, firewood, etc. can be stored in the large outbuilding built in the half-timbered style. The outhouse can also be used as a carport.
The property measures 875 square meters and is efficiently laid out. The actual garden is located behind the half-timbered house and faces southwest, ensuring sunshine on the terrace from late morning until evening in summer. In addition, there are other, partly shaded seating areas on the property where you can relax comfortably.
The energy certificate still needs to be commissioned by us.
The sale of the aforementioned property is broker fee-free.

Boltersen is located not far from Lüneburg on the edge of the Elbtalaue Biosphere Reserve. The village, with its charming traditional center, belongs to the collective municipality of Scharnebeck, known for the largest ship lift in Europe on the Elbe side canal. The property is situated in a mature residential area, surrounded by rolling meadows and forests—a perfect area for people who do not want to give up life in the countryside. A primary school, high school, nursery, and kindergarten are located in nearby Rullstorf or Scharnebeck, as are the town hall, supermarkets, bakeries, pharmacy, and various doctors. Boltersen also has its own forest kindergarten, a sports field, and a train station from which you will hopefully soon be able to catch the S-Bahn towards Lüneburg or Bleckede again.
The Hanseatic city of Lüneburg, which is also a university town (Leuphana), is approximately 15 km away and can be conveniently reached by car in 15 minutes or by bus (lines 5100 or 5110). Incidentally, the bus stop is only a few minutes’ walk from the property. You can reach downtown Hamburg, thanks to its excellent location near the A39 and A1 highways, in about 45 minutes by car or by train from Lüneburg.
The entire interior of the house is of very high quality and tastefully designed. The furniture—mostly by the French company GRANGE—can, if desired, be retained.
Thank you very much for your interest in the property we are offering.
