The house was built between 1986 and 1993. It rests on a basement level, which was constructed as a concrete pan, and comprises a one- to two-story building built in Durisol solid construction with a full thermal insulation façade. The windows, French doors, and sliding doors are triple-glazed, and the top floor ceiling or roof is completely insulated.
On the upper floor, each room has its own bathroom and a south-facing covered balcony. A spacious gallery connects the rooms and invites you to linger and spend evenings together by the fireplace.
Connected to the large living room on the ground floor is an indoor swimming pool with a counter-current system and a squash court. This area is additionally equipped with its own bathroom.
The property is located in an isolated setting in a small remote valley on the edge of the Vienna Woods. A small brook lined with alder trees flows along the boundary of the property. Directly adjoining the generously laid-out house are a large swimming pond with a boat dock and sauna hut, a lovely meadow, and an old oak forest. In the past, there was a coal mine at this location, and the mine entrances can still be seen today.
There is a central heating system with underfloor heating that can be fueled by oil and wood. The oil-fired boiler was replaced only a few years ago and was regularly inspected and maintained until two years ago. Two years ago, the water was drained and the heating system was made frost-proof.
The house is fully furnished, with dark wood predominating. In the entrance hall, Solnhofen slate slabs were laid, and the swimming hall is continuously tiled in a light color. In the remaining rooms, natural-colored oak parquet was installed. The ceilings are partly paneled or clad with wood.
There are three open fireplaces in the house: one in the basement lounge, one in the ground floor living room, and one in the gallery on the upper floor. A freight elevator connects four levels from the garage in the basement to the developed attic. All rooms are connected to a central vacuum system and are equipped with air conditioning.
The property is especially suitable for those who seek seclusion and tranquility and place high value on their privacy. A special feature is its location in the countryside and its proximity to nature. Nevertheless, the city of Vienna is only about a half-hour drive away.
According to Lower Austrian legislation, the building is classified as a "preservable building in the countryside." Parts of it are designated for agricultural purposes but have been used for residential purposes for years. Their reclassification might be necessary unless they are returned to agricultural use. Options could include keeping small-scale livestock (horses, ponies, llamas) or growing fruit or herbs. With more intensive agricultural use, adjacent lands could possibly be leased or purchased.
