Waldems-Bermbach is located about 5 minutes from the Idstein highway connector to the A3. The A3 reaches Limburg in 25 minutes and Frankfurt in 35 minutes. Wiesbaden is approximately 30 minutes away. Bermbach has its own kindergarten, and the primary school is only 3 minutes away in Heftrich. Secondary schools as well as a Montessori school are available in Idstein. You can shop on foot at the courtyard store, and a Netto supermarket is about a 15-minute walk away. For Lidl, Aldi, Edeka, Rewe, Dens, and others, a 5-minute drive to Idstein is all it takes. There is even a bike path to Idstein. Additionally, there is a pharmacy and local doctors available in Waldems-Esch.

The absolute highlight is the private photovoltaic system with a 6.5 kW peak output and its own 5 kW storage, which can be expanded at any time. As a tenant, you use the energy directly and without any restrictions according to your needs and desires. In combination with a smart switching system, water-saving fittings, showers with heat recovery, and very fast infrared heaters, the PV system saves approximately 65% of the electricity and heating requirements. Unlike underfloor heating, you only heat to a comfortable temperature when the rooms are in use. Thanks to all these measures and the excellent insulation, the primary energy demand is only 14 kW per sqm—well below Passive House standards.

If desired, you can have an 11 kW wallbox installed by our electrician for a small fee. The wallbox can be transferred to the next tenant upon move-out.
