A wonderful opportunity: Two historic houses – each on its own absolutely unique – are connected, and together they offer a wealth of living and working space for the new owner. I had everything renovated with great care and attention to detail, so you can move right into your new home and feel completely comfortable.
With 200 m² of living space and 55 m² of usable area, you receive over 255 m² of total area from me – at a price of 1,570 EUR per square meter – including a huge garden covering 528 m² in total.
A few transparent words about the unusual price: I bought the houses myself in 2020 for 410,000 EUR and had them renovated for nearly 140,000 EUR, both figures well documented. After coming very close twice to a notary appointment (for 600,000 EUR), time is now pressing because the loan is expiring and I do not want to extend it. Originally, the houses were meant to be rented out furnished, which would have worked perfectly given the close proximity to Cologne. However, I have all my other properties in Hamburg, Berlin, and Leipzig, and I want to focus management in that region. In addition, I have recently made some very good transactions, so I can very comfortably absorb the difference. In short, this is an absolute opportunity. I ask that the buyer either acts very quickly with their bank or has the entire amount available as equity, as a short-notice notary appointment is a prerequisite for this sale.
By the way, the new owner can also offset any monthly financing installments nicely with a concept I devised: In the pantry apartment in the rear building, a tenant or a helper can be accommodated, and the office as well as the yoga room on the ground floor of the front building provide additional sources of income or tax advantages. The remaining private area is nonetheless spacious and offers plenty of room for a large family.
Of course, there will be no broker’s fee with this sale!
The ensemble of historic buildings is well located in Bergisch Gladbach on Odenthalerstraße, only a 15-minute walk from the town center. From there, it is only 21 minutes by the S11 train to Cologne Central Station. The front house faces the street; its residents overlook a beautiful red brick historic building with window boxes. The rear house has its own small courtyard as well as access to the large garden and is situated in a very quiet area.
Both historic gems have been freshly renovated: walls, floors, bathrooms – everything has been redone for you. The existing electrical system was in good condition, so only the sockets and switches were replaced. All three entrance doors have been newly installed. The gas heating system is also well maintained and performs reliably.
The two kitchens in the front and rear houses are currently only sketched out and are therefore not included in the price. I thought that kitchens are very much a matter of taste – so you can choose and design them exactly according to your own specifications.
In the area of the large living room, the roof was recently newly insulated and re-roofed, and I had completely new radiators installed. Through an energy consultant, a concept can also be developed for replacing the current gas heating system with a heat pump – including possible subsidies.
I am open to having any wishes implemented – for instance, creating access to the terrace from the yoga room via a breakthrough/larger glass terrace door after the purchase and at very fair costs with my contractor firm. It is important to me that you feel 100% comfortable – and I want to hand over these two beautiful houses to you with a clear conscience.
Currently, there is no private parking space on the property. There is an area at the neighboring house where one could be realized; the current owner is considering selling the usage rights. At present, parking on the opposite side of the street works very well, with generally plenty of free spaces available. Alternatively, underground parking spaces at Hauptstraße 164 are currently offered for 85 EUR per month – about 800 meters away.
Garden: The charming garden is waiting for your personal design and further planting. Also, the terrace in front of the rear house could, for example, be relaid with antique granite stones. A little bit of upkeep and some touch-ups in certain areas of the garden are therefore left in the trustworthy hands of the new owner.
