Close to Plärrer – a transportation hub – yet on a quiet one-way street. The volk bath from 1914 will be reopened in 2026 and become a magnet in the city. GoHo has developed into a trendy district with many old buildings. The main street of Gostenhof is evolving into a “dining street” with plenty of outdoor seating. The busy Kohlenhofstraße has been rerouted further away, and the surroundings are being upgraded with the Frankenschnellweg. Construction is underway along the railway, and large companies like GfK and Datev have set up there. More offices will be built in the area. The train station, opera, doctors, and the Old Town are most easily reached on foot, while the airport is perfectly accessible by subway from Plärrer. Also, large events such as the Blue Night, Bardentreffen, and the Christkindlesmarkt are best reached on foot. The shopping center at Plärrer has been completely renovated and is very close via Barbiergasse. In July 2025, Nuremberg decided that Plärrer will be completely renewed and greened.
The apartment has been freshly renovated. The laminate flooring is new. The insulation consists of double-boarded floating screed and 17 cm of insulation (similar to Liapor). Therefore, the apartment is very “warm underfoot” and economical to heat.
In the bathroom, there is a granite floor. The shower tray is flush, measuring 120 cm x 100 cm. The water comes out of the ceiling under the plaster. A supplementary towel radiator can be connected. All windows and balcony doors facing north have triple glazing from 2009, the others are from 2006 and double-glazed. With drywall, I can partition the “office” into a separate room (see floor plan), and the living kitchen can also be divided.
In 2019, the roof was rebuilt and converted into an apartment. At the same time, the façade was painted. In 2019, a new gas central heating system was installed in the basement.
From the parking space, one can access the elevator and the apartment without any threshold. This is good for strollers, rollators, and bicycles, possibly even wheelchairs.
In the bedroom, there are electric, programmable roller shutters.
The building appears to be from 1880, and the basement is still original. After the building was destroyed during the war, the printing company MIBA built a new building in 1960. The apartment is located on the first floor, where the heavy printing machines once stood. This is why the rooms are now 2.70 m high and there was plenty of room in the floor for insulation.
In 2009, the building was divided into condominiums and sold in a shell state. I have renovated my apartment from the ground up, partly with triple drywall walls. Load-bearing elements are visible in the projections, the new electrical wiring is completely concealed under plaster, and the heating pipes are embedded in the floor insulation. The freight elevator was converted into a passenger elevator and, with a key, goes directly into the apartment.
According to the partition agreement, there is the right to build balconies and terraces attached to one’s own apartment. Some owners have made use of this. That is why I installed balcony doors instead of windows. A balcony can be built in front of the bedroom, and a large terrace may be constructed in front of the bathroom on the apartment below. I did not create a balcony and terrace. A building permit is required for these measures.
