!!! IMPORTANT !!! Please note that the third room is located two floors up and can only be accessed via the common staircase – meaning it is not suitable as a nursery for small children but rather for teenagers. We have used this space, among other things, as a guest room and home office. Currently, the room is sublet through Airbnb, which works very well since we are in close proximity to the Cologne Trade Fair and concert halls. This currently generates an additional income of approximately €500 per month.

When you enter the apartment, the entryway leads you directly into the spacious and bright living room, which seamlessly transitions into the dining area and the open-plan kitchen. Although the apartment is located in the heart of the city, the large window front provides a direct view of greenery – a true rarity in Cologne-Mülheim.
You also overlook the large terrace, which, due to its sheltered and green location, is a place of retreat and relaxation. In summer you can enjoy warm evenings there – there is ample space for a cozy seating area, a large dining table, or even a small pool.
In winter, you can cozy up in the living room in front of the crackling marble fireplace. Imagine yourself sitting here while snow gently falls on the fir trees outside or covers the rooftops of Cologne.
The kitchen is modern and offers abundant workspace featuring high-quality granite and a generous kitchen island with bar stools. It was individually designed by cooking enthusiasts and therefore provides everything needed for a pleasant cooking evening – and more, as it even includes two ovens.
The third room is situated in the attic – two floors higher – and offers flexibility in its use. Whether as a guest room, a workspace, or a personal area for a growing teenager, the room—with its own WC—provides a special degree of independence.
The apartment is centrally located in a vibrant area, yet remains pleasantly quiet since it is set back on a peaceful side street. Two tram stops are within walking distance, and within 5 to 10 minutes you can reach Cologne’s central hubs such as Deutz, Cologne Hbf, Friesenplatz, or the Severinsviertel.
Everything you need for daily life is easily accessible. Supermarkets (Rewe, Aldi, and Lidl), drugstores (DM and Rossmann), and other services (e.g., post office, banks, Fielmann, Family, laundromat, hairdressers…) are all within walking distance. Just a few steps away, you will find Italian, Thai, and Turkish restaurants as well as popular bars and cafés like Café Vreiheit or Café Jakubowski. Culture enthusiasts can easily walk to Schauspiel Köln as well as the concert halls in the Schanzenviertel. The location is also ideal for families: almost every corner features a playground, and even daycare centers and schools are situated just around the corner.
A special highlight is the proximity to the Rhine. In just five minutes on foot, you can reach the Rhine promenade. Along the river, you can enjoy long, leisurely walks and, by crossing the nearby Katzenbuckel Bridge, even access small beaches on the opposite bank.
