With 247 m² of living space and an additional 67 m² of usable space, you receive over 313 m² of total area from me – at an extremely fair market price of EUR 2,000 per m² (based on the 247 m² of living space) – and that includes a huge garden covering a total of 528 m². I believe that this will help cope well with the currently increased construction financing interest rates.
The new owner can also comfortably offset any monthly financing installments with my conceived concept: In the pantry apartment in the rear house, a tenant or a domestic helper can be accommodated, and the office as well as the yoga room on the ground floor of the front house offer additional sources of income or tax benefits. The remaining private area is still spacious and provides plenty of room for a large family.
Of course, there is no real estate agent fee – this is a private sale!
The historic ensemble is located in a good area of Bergisch Gladbach on Odenthalerstraße, only a 15-minute walk from the city center. From there, it is just 21 minutes by the S11 to Cologne Central Station. The front house faces the street; its residents enjoy views of a beautiful red brick historic building with flower boxes. The rear house features its own small courtyard as well as access to the large garden and is very quietly situated.
Both historic gems have been freshly renovated: walls, floors, bathrooms – everything has been redone for you. The existing electrical system was in good condition, so only the sockets and switches were replaced. All three entrance doors have just been newly installed. The gas heating system is also well maintained and reliably performs its duties.
The two kitchens in the front and rear houses are currently only sketched out and therefore are not included in the price. I thought that kitchens are very much a matter of personal taste – you can choose and design them exactly to your preferences.
In the area of the spacious living room, the roof has recently been re-insulated and re-covered, and I had completely new radiators installed. In addition, an energy consultant can help develop a concept for replacing the current gas heating system with a heat pump – including any possible subsidies.
To ensure that everything feels absolutely perfect for you after moving in, I offer to carry out any requested modifications, additions, or minor works up to a volume of EUR 5,000 after signing the notary contract and receipt of the purchase price – all at my expense. It is important to me that you feel 100% comfortable – and I want to hand over these two beautiful houses to you with a clear conscience.
Currently, there is no private parking space on the property. Although the neighbors have no problems with parking for loading and unloading, I have already inquired into whether a parking space can be rented in the vicinity. Additionally, it is being investigated whether access to the inner courtyard is feasible. However, a final solution has not yet been reached. At present, parking on the opposite side of the street is a good option, as there are generally plenty of free spaces. Alternatively, underground parking spaces are currently available at Hauptstraße 164 for EUR 85 per month – about 800 meters away.
Garden: I had everything pruned and beautifully landscaped. Of course, the charming garden is open to personal design and additional planting. For example, the terrace in front of the rear house could be newly paved with antique granite stones. I therefore leave some maintenance and minor garden improvements in a few spots to the capable hands of the new owner.

PS: After the renovation, I had the house completely furnished for the photo shoot. However, I have since moved that furniture to Hamburg, which is why the house is currently unfurnished.
