Additional notes:
The existing house has a living area of 75 m² and is in need of complete renovation (energy certificate H). The detached, basement-equipped single-family house was built from 1956 and was provisionally completed in 1964. While the interior is maintained in a good condition, the building does not meet today’s technical standards. Maintenance work has been carried out over the years, but no value-relevant or energy-related renovations have been performed. The heating system (oil heating) was renewed in 1994.
The existing house is unfurnished except for an older fitted kitchen. The layout of the middle three rooms on the ground floor does not match the dimensions specified in the building plan.
