The apartment is located in a quiet 30 km/h zone and is part of a condominium community consisting of 50 units. Each apartment comes with its own car parking space, for which no EV charging stations have been provided so far – however, these have already been discussed at the owners’ meeting.

The apartment is on the 2nd floor and can be easily reached via either the staircase or the completely renovated elevator from 2018. The entrance area of the building has a ramp, making it easily accessible with a stroller, bicycle, or walker to both the apartment and the basement.

Built in 1974, the house is in good condition and has sufficient reserves set aside for any potential future renovations. The balconies, and thus the street-facing front, have already been renovated. As a result, according to the energy certificate, the energy consumption is already quite low.

The apartment itself is in need of renovation; it does not include a fitted kitchen as the previous one has been removed. The fully functional bathroom, which is over 20 years old, features an enamel bathtub that is also used for showering. It is even possible to accommodate a washing machine in the bathroom—as has been done in past years.

There is additional space in the approximately 3 m² basement room that belongs to the apartment; its high ceiling provides ample storage. In our case, our two bicycles also fit there, as the communal bicycle storage room is sometimes quite full.

Everyday necessities such as grocery stores, doctors, pharmacies, schools, and kindergartens are all within walking distance. Public transport connections are available via the U1 (stop within walking distance) or the bus (line 118). This means you can reach the main train station in about 30 minutes, or, if you prefer to enjoy nature, it takes only about 21 minutes (to Volksdorf) or 27 minutes (to Ohlstedt).

For shopping beyond groceries, you will find shopping centers in Farmsen or Bramfeld, both of which can be reached by public transport or simply by bicycle. Thanks to the good train connections, the Quaree in Wandsbek and Hamburger Meile can also be considered part of the local area.

For leisure, there are several swimming pools nearby (two outdoor pools in summer plus one indoor pool), a sports club with tennis courts, an ice rink, a paintball facility, a cinema, and an equestrian center. All these facilities are located within a radius that is easily accessible by bicycle. If you prefer spending your free time outdoors, the “Green Ring” (a 100 km cycling route around Hamburg, also known as Bicycle Route 11) is right at your doorstep. You can also hike or cycle along the Wandse River and the Berner Au towards Volksdorf and beyond, or head towards Rahlstedt into the Höltigbaum nature reserve. For vacations, the airport is reachable in about 30 minutes by car or approximately 45 minutes by train.

For better clarity, all the wallpaper in the apartment has already been removed so that you can start your renovations immediately. I will provide updated photos in the next few days.
