Where are we? Right in the heart of Munich, on Maistraße – that street has existed since 1824, and the courtyard urban house presented here (in modern parlance: townhouse) has existed in its basic form since 1896.

The so-called “Maihaus” is for the few interested parties who do not want to purchase the progressing gentrification in the state capital at the expense of locally traditional building culture. They are investing in a valuable and sustainable, rare courtyard idyll, a well-maintained little piece of Munich, a gem with a pleasantly preserved patina.

Everything is in excellent condition: A former coach house with workshop was sustainably, in terms of building biology and thermal performance, renovated in 2000 and comprehensively rebuilt to meet new construction standards. Wooden windows, floors with terracotta tiles outside as well as inside complemented by oak parquet and beautiful spruce boards, stainless-steel pipes, a copper roof covering, and so on – even in 2024 a photovoltaic system was retrofitted and the roof further insulated. In short: ongoing maintenance that increases the value has been carried out continuously, and no retrofit according to the GEG (Building Energy Act) awaits the buyer. The property is heated sparingly with gas (and, for a touch of romance, also with wood), and it can in principle be connected to the district heating network.

In numbers: over 180 square meters of space (according to WoFlV), a loft living area of almost 45 square meters, plus approximately 40 square meters of roof terrace, and a greened courtyard on a 750‑square‑meter plot that is part of a condominium. There are spacious rooms with a height of 3 meters in the loft area, and sunlit rooms throughout that convey a Mediterranean flair in the “northernmost city of Italy”: the entire façade is oriented to the south, and the courtyard—which received an award from the City of Munich—is an oasis of calm with roses, apple and peach trees, and currant bushes. Additionally, there is an optional building right reserve for a careful extension of 60 square meters.

For Munich courtyard buildings, there is no heritage protection and often no preservation regulation applies; as a result, urban courtyard areas are heavily redeveloped and there are fewer “genuine Munich” (courtyard buildings). Here, one still exists – uplifted and maintained to the standards of our time by a local graphic designer and an art historian. For those who are still looking for “that Munich feeling” in Munich.

Southern city location – Maihaus with a southward orientation as a townhouse in a protected, green courtyard. Its urban location guarantees an unusually good infrastructural connection with a multitude of shops, gastronomic delights, and cultural offers right at your doorstep, in the rarely concentrated combination of a residential area and a capital city atmosphere. The Isarvorstadt is currently one of the most vibrant central districts. In its Gründerzeit quarter, Maistraße has evolved into a trendy “city mile.” It is a sought-after residential area with historic flair and urban dynamism. Public transport hubs at Sendlinger Tor and Goetheplatz can be reached on foot (U1, U2, U3, U6), and by bicycle, all important city hotspots are accessible within 10 minutes.

The valid energy performance certificate is rated Class C. This is not just acceptable but good for a so-called old building (matching a new build standard): According to the certificate, nearly 200 square meters of usable space is heated by a gas condensing boiler dating from 2017, with a recent consumption of 1,560 cubic meters per annum. For a romantic touch, heating is also provided by a Swedish stove with wood. In addition to classic, elegantly designed radiators, a trendy baseboard heating system supports the cozy loft atmosphere and warm walls.

Since 2024, the photovoltaic system has been helping to save on electricity (this too received an award). District heating is possible (the owners had previously decided against it due to comparatively higher costs), and likewise, the integration of a heat pump for the Maihaus is feasible (whether as a monovalent or bivalent system).

Because this is a bit unusual, here is a more detailed explanation in advance: In 1999, the owners of the so-called Maihaus, together with six other parties, formed a partnership (GbR) to purchase the entire area from a Munich brewery – comprising two courtyard houses and a multi-story residential building directly on Maistraße on a 750‑square‑meter plot. The Maihaus has a footprint of about 100 square meters, while the undeveloped courtyard totals 350 square meters. The condominium association has, after a complete renovation of the courtyard buildings, transformed the previously, as usual, sealed courtyard into a green courtyard – an effort that was awarded by the city. The green inner courtyard is nominally common property (the Maihaus share being 220.5/1,000), although naturally, everyone uses and maintains their own corners.

Additionally, the Maihaus owners have waived the parking space allocated to them in order to favor the green courtyard – therefore, taking over a currently rented parking space in a nearby parking garage is recommended (while one directly adjacent will only become available from 2026 following a planned garage renovation).

Finally, the front building on the street is already equipped with fiber-optic connectivity – the courtyard building is not (currently it has a traditional 100 Mbit connection via copper), though a connection is certainly possible.

And that’s it – the “but” aside, the “rest”: a courtyard gem in an excellent location.
