Here is the English translation:
Coming home is important, especially in such interesting times. Here, as soon as you step through the apartment door, you are immediately at home. No “lobby” to filter you in first, no mere storage space that is only good for coats or shoes – instead, you immediately find yourself in the middle of everything. In one large room with many possibilities. These 55 square meters allow the kitchen, dining area, and living room to be arranged almost arbitrarily. The furniture can easily be rearranged if needed when guests come over, or permanently if you wish, since there are no walls in the way.
To the left is the kitchen, which, due to its connections, cannot be relocated but can still be used in many different ways thanks to its setup in an extended L-shape. There are various connections available in the form of electrical outlets, ceiling outlets, network cables, etc.
In addition to the open main area, on the right side there are two further rooms, measuring 12 and 8 square meters respectively. These rooms have been purposefully divided into rectangular forms by means of double-plastered drywall partitions and have so far served as a bedroom and an office. The layout can be changed at any time if desired. The entire apartment was completely refurbished, redesigned, and divided into themed rooms in 2015. This theme is reflected in the wallpapers, floor coverings, and details such as matching series of electrical outlets.
Seen from the entrance area, the bathroom area is on the left. In total, it covers 15 square meters and is truly an area with several zones that can be separated from the main room and from one another using doors, arches, and curtains as needed. This way you can shower or bathe undisturbed while someone else operates the washing machine or dryer, or washes their hands at the sink. The toilet is located in its own completely enclosed room within this area.
There are three large window elements in the main area, each 2.5 meters wide and divided into three sashes. All of them can be fully opened. You can welcome the afternoon sun and easily step out onto the secured metal panels with railings in the outdoor area. Each of the two other rooms also has windows. The slightly smaller room even features floor-to-ceiling windows. The two windows in the themed “wood room” (the 12-square-meter bedroom) are somewhat smaller. The bathroom does not have windows, but ventilation is provided through air grilles and a ventilation shaft, which is entirely sufficient.
Included in the offer – and part of the purchase price – is a parking space, so that even in winter you can comfortably enter the apartment with dry feet. An elevator is available on the ground floor, and a staircase connects the underground parking to the ground floor. There are additional parking spaces in front of the building.
There are a total of seven units in the building. It is a mixed-use property comprising quiet commercial uses (a tax consultant, a physiotherapy practice, and a bistro that is for sale) alongside residential living. The red brick building was very solidly constructed in 1984, with no overdue renovations; most recently the heating was modernized and all the windows in the building were replaced.
The apartment in the charming Langenhorn is located on the first floor of a three-story building. In the immediate vicinity you will find doctors, a pharmacy, a delivery service, a hairdresser, a supermarket, and a drugstore – all within a radius of about 200 to 300 meters. Also right around the corner are the nearest bus stop, subway station, and a hospital. The surrounding area is a residential neighborhood with a few small shops grouped around a central square.
Recreational areas and bathing facilities – such as the Arriba adventure pool or the Kiwittsmoor natural bath – are practically right on the doorstep, while additional shopping opportunities, schools of all types, restaurants, sports facilities, hardware stores, etc., can be reached quickly and easily in the vicinity. Electric vehicle drivers will find the nearest public charging stations 250 meters away, with several others in similar proximity.
The apartment is heated entirely by underfloor heating. Various high-quality floor coverings have been selected: bamboo parquet covers about two-thirds of the apartment, low-maintenance tiles in a wood look are used elsewhere, and as a highlight, there is a river pebble floor with an acrylic lacquer sealing in the shower and whirlpool area.
The kitchen features high-gloss fronts, gray artificial stone countertops, and low-maintenance white glass panels instead of a tile backsplash. This setup effortlessly creates a bar atmosphere—with bottles on the cabinets and indirect lighting in the kitchen units. Appliances from Neff have been installed, such as an induction cooktop with a Twistpad and an oven with a retractable front pane and telescopic drawers. The kitchen cabinets are of high quality and offer plenty of cleverly designed storage space.
The wallpapers were chosen according to each themed room—brick design in the main area, a wooden feel in the bedroom, a metal design in the office, or a castle-like flair in the wellness oasis bathroom with heavy, specially cut sandstone wallpapers.
There is both a shower with a tinted glass cabin and several extras, as well as a whirlpool that can contribute greatly to relaxation. In the bathroom area the ceiling has been lowered, and programmable spotlights allow you to create a certain mood just as well as providing regular lighting.
Several storage spaces have been thoughtfully integrated; there is no attic or basement storage room for all those things you really don’t need ;-)
I have included a wealth of information in this text to provide a useful impression of the apartment. My intention is to prevent disappointed visitors from noticing on-site that the apartment actually does not have a balcony or the like. Please, if you are interested, use this information appropriately.
In my opinion, this apartment is something special. I am happy to answer any questions potential buyers might have and, above all, to show the property on-site. A home must feel right—no picture or 360° virtual tour can convey that; you can only truly experience it in person.
The price, needless to say, is negotiable within a reasonable range. If you feel it is not, then I wish you the best of luck in finding the right property.
On a positive note: if you get a good feeling, if that spark ignites, then you know roughly what we’re talking about, and we can find a solution—deal? Because those who pay rent only lose their money month after month. In contrast, those who invest in ownership trust in the hardest currency in the world and do it the right way (in my opinion).
This apartment was originally designed for a single person. However, it is just as suitable for a couple, other groups, and even for children, since it can be easily modified again if life circumstances change—nothing here is set in stone!
Anyone who likes this could also turn it into a rental property; I believe the possibilities for usage are very diverse.
I also want to use this section to issue a general rejection to all real estate agents—at least to those who are capable of reading and respecting the wishes of others. I am selling my apartment directly to private individuals without unnecessary extra costs; spam is welcome to remain where it belongs and go to where it always goes.
