House for sale 7+1 • 190 m² without real estateHamburg OT Bergedorf Bergedorf Hamburg 21029
Hamburg OT Bergedorf Bergedorf Hamburg 21029Public transport 1 minute of walking • ParkingThe house, solidly built in traditional style, is located in an excellent residential area. Nestled in the villa district of Bergedorf and yet very close to the city, everything is within walking distance – from the idyllic weekly market and the pharmacy to the Haus im Park, the daycare center, and the high school (“all just around the corner”). At the same time, the property is quiet, situated on a relatively lightly trafficked cobblestone street. Behind the house lies a green oasis that offers various landscaping possibilities; a driveway leads to the rear part of the property featuring a double carport, a shed, and a bicycle shelter.
Originally constructed as a single-family home, the building was modernized and divided into two residential units between 2003 and 2008. This partitioning can easily be reversed with little effort. The property is also particularly well suited for a split use – for instance, a doctor's practice on the ground floor with living accommodations above.
The lower residential unit (approximately 85 m², 3 rooms, 2 bathrooms, kitchen) comprises the ground floor apartment with a terrace and a laundry cellar; the former garage was integrated into the apartment and was provided with its own bathroom. The entrance to this unit is via the side main entrance. A car parking space is situated in front of the house.
The second residential unit (approximately 105 m², 4 rooms, kitchen, bathroom) is accessed through the rear garden door and includes the upper floor as well as a spacious, converted attic room, which is connected by a generous staircase. Adjacent to the attic room is a storage room (with potential for further development).
Both residential units are vacant and ready for occupancy. The house is fully cellared—except for the former garage area—and the basement is dry and bright, equipped with modern windows. With minimal effort, it could, for example, be transformed into a home office (or laboratory).
Heating is provided by a gas condensing boiler from 2012. Additionally, warm water is produced via solar collectors.
Nature
In the immediate vicinity, you will find the Schlosspark close to the city, as well as the Schillerufer with the adjoining Bille hiking trail heading towards Reinbek.
A hiking/jogging trail (starting from Rathauspark) runs along the Schulenbrook in the direction of the Bergedorf Geest slope (Schorrhöhe, Herrmann Löns Höhe), the cemetery, and even the historic observatory; this trail can later be extended as far as Börnsen (Dalbek Gorge), Escheburg…and through the forest on the Geest slope.
A stroll through the villa district towards the water tower brings you into the beautiful Bergedorf woodlands leading towards Wentorf (and further on to Sachsenwald) or, alternatively, towards Reinbek via the Pionier Bridge (in the Bille bird protection area). In Wentorf, you will also find the Lohe (a former military training area now turned nature reserve, popular with dog owners). In the direction of Wohltorf, the popular Tonteich (bathing lake) is awaiting.
For cycling enthusiasts, the Vier- und Marschlande (the four and marsh lands) between Bergedorf and the Elbe—which are part of the Bergedorf district—offer great opportunities.
Another natural phenomenon near Bergedorf is the Boberger Dunes, where you can find heathland, bathing lakes, a glider airfield, and a bird protection area.
Culture
Bergedorf, though the easternmost district of Hamburg and very well connected to “the big city”, boasts its own vibrant cultural scene. A new cultural center is the Körber-Haus (formerly Lichtwark) with its theater; there is also a cinema, the Kulturzentrum Lola with a diverse program, several youth centers (for example, Café Flop, which is in the immediate vicinity of the property), the community center “Haus Brügge”, the “Haus im Park” (also nearby), and much more.
Bergedorf is an independent administrative district, so all relevant municipal offices are located locally (with the exception of the tax office, which has been relocated to FinA Hamburg-Ost after HH-Hamm).
Additionally, Bergedorf has its own recycling center as well as various hardware stores and furniture shops.
Transportation
The nearest bus stop is just 200 meters away, and Bergedorf station is also within walking distance. There is no shortage of public transportation connections in all directions.
Car traffic is linked to the wider road network by two access routes (via Curslack and Bergedorf) on the A25 (Geesthacht – Moorfleet – A1 towards Hanover) and in the north via the Reinbek exit to the Berlin motorway A24, with connections via the Billstedt or Barsbüttel junctions to the A1 towards Lübeck/Kiel (>404). The main local thoroughfare towards Hamburg is the B5.
For cyclists, the Bergedorf area offers an extensive and diverse network of trails, some of which are independent of vehicular traffic.
