St. Leon-Rot (approximately 14,000 inhabitants) is a modern municipality with well-developed infrastructure, located in the Rhine-Neckar metropolitan region.
The semi-detached house is situated in the St. Leon district on a very quiet street without through traffic (dead end street). This residential area is therefore perfect for a family with children of all ages. A playground is located very nearby. The garden borders the neighbors’ gardens, so you can retreat into an oasis of calm.
There are plenty of kindergartens, two primary schools, and an independent secondary school. Other secondary schools, vocational schools, and special needs schools are available in the nearby neighboring communities, with school bus connections in place. Various children’s playgrounds ensure fun during leisure time, and there is an annual holiday program for summer entertainment and supervision. A special highlight is the Children’s and Youth Art School, which offers artistic and craft education in a variety of programs for children, adolescents, and young adults.
The nearby recreation area, St. Leoner See, is reachable by bicycle and even on foot (20 minutes). The St. Leoner See, with its clear water, high-quality campsite, water skiing and wakeboarding facility, surfing lake, and mini-golf course, is well known and very popular in the region and beyond. Many guests also enjoy the beach volleyball courts, the soccer field, the diving opportunities, the barbecue pavilion, and numerous playgrounds.
Between the two local parts, St. Leon and Rot, lies an industrial area with various bakeries, all major supermarkets (Rewe, Lidl, Aldi), and a drugstore. In addition, the Harres event center with a large sports hall, an indoor pool, and the St. Leon-Rot medical center with a pharmacy are located there. Naturally, there is also a hotel, a hairdresser, and an ice cream parlor in the area.
Besides the St. Leoner See recreation area, there is another highlight in the municipality. One of the most beautiful golf courses in Germany is located in St. Leon-Rot. Its stunning grounds can also be enjoyed by pedestrians and cyclists.
St. Leon-Rot is very popular among nature lovers due to its location between Kraichgau, Odenwald, the Rhine Plain, and the Southern Bergstraße, offering unique natural surroundings.
The neighboring towns of Walldorf with SAP (approximately 5 km), Wiesloch (about 8 km), and Heidelberg (about 17 km) are quickly accessible.
The highways A5 (Frankfurt – Basel) and A6 (Mannheim – Heilbronn) provide regional connections within just a few kilometers. The B3 leads you quickly to the surrounding communities. Bus lines run within the municipality and also connect you to the neighboring towns.
Thanks to its well-developed infrastructure along with its cultural, sports, leisure, and culinary offerings, St. Leon-Rot is a very desirable place to live.
The semi-detached house was completed in 2000 with high-quality materials. The owner built it for himself and therefore implemented many unique features. This results in a high level of living comfort in a top location! In 2020, the gas system was completely renewed. All rooms have an abundance of electrical sockets and electric shutters. The roof windows have electric external roller shutters. All door frames were custom-made with curves by a carpenter. In the house there are very few corners and edges, as all corners throughout the house have been rounded off. Even the uniquely designed, rounded tile stove fits in perfectly. This has created a special feeling and design in the house.
The front garden is beautifully landscaped and equipped with an underground sprinkler system.
A few steps lead you to the ground floor. From the hallway, you first enter the guest WC, which is furnished with a luxurious toilet and a washbasin by Duravit (both Philippe Starck design). Then you reach the practical storage room and, opposite it, the spacious kitchen with a small dining area. At the end of the hallway is the large living and dining room. The high-quality kitchen can also be accessed from the dining room. In the living room, there is a very high-quality tile stove, which, if desired, can be used to heat the entire house. For this purpose, a grille is installed in the hallway, which can be opened when needed. From the living room, you access the natural stone terrace in the beautiful garden. As the garden is not bordered by any street, you can beautifully relax in this oasis of calm. As with the front garden, the underground sprinkler system here is an added convenience. The privacy fence ensures adequate privacy.
The ground floor is entirely equipped with high-quality Italian tiles. The only exception is the living and dining room, where the parquet was renewed in 2014.
On the upper floor is the master bathroom with underfloor heating and an additional wall heater. Here too, only high-quality materials were used. In addition to the master bathroom, there are a total of three bedrooms, all accessible from the hallway. From the master bedroom, there is an additional small room intended as a baby or toddler room. From this room you can access the balcony overlooking the garden. The upper floor is entirely fitted with parquet. The master bathroom is tiled.
In the fully developed attic there is a huge studio and another beautiful, large room. The studio’s floor is tiled with very old South French stone slabs. It has two large dormer windows and one large double window, as does the other room, which, however, has only one dormer window. The shower room in the attic, with underfloor heating, features Italian designer mosaic tiles. Here again, a luxurious toilet and a washbasin by Duravit (both Philippe Starck design) have been installed. There is also a dormer window here, as in the hallway. All dormer windows are by Velux and come with original Velux external shutters. All the shutters can be opened and closed electrically by remote control.
The entire semi-detached house is very bright thanks to the many windows.
In the basement of the house there is another highlight. The sauna room, with two large windows and underfloor heating, complete with a Knüllwald sauna and shower. Additionally, there are three more rooms in the basement. The gas system was renewed in 2020 (by the German manufacturer Buderus). The house is also equipped with a water softening system that can be activated if needed.
