**What does “directly from the property developer” mean?**

When buying from a property developer, you acquire both the plot and the completed house from a single source. We own the land, construction is carried out under our responsibility, and the contract is concluded directly with us.

Specifically, this means:

- One contract and one point of contact—from your initial enquiry to well beyond the handover of the keys.

- No commission. You save the estate agent’s commission of 3.57% of the purchase price typically charged in Hamburg and can invest this money in your property instead.

- A fixed-price guarantee for the agreed scope of work. The terms set out in the property development contract are binding. We—not you—bear any increases in material prices during the construction phase.

- A five-year warranty. If any defects arise after handover, we will rectify them.

- As a locally based property developer, we remain available to assist you even after you have moved in.
