House for sale 7+1 • 187 m² without real estateWangen Wangen Bayern 82319

The property in Wangen embodies an increasingly rare dream: spacious living with individual flair, set within a 1,385 sqm green oasis.

This charming ensemble, consisting of a main house and an outbuilding, contains two residential units that can be used flexibly—as a multigenerational home, a residence with a rented accessory apartment, or one spacious home for the entire family.

The separate apartment on the upper floor (approx. 78.10 sqm) was converted in 1982 and is currently rented out, thus providing ongoing income or—depending on your personal plans—accommodation for family members.

The large, mature garden is one of this property’s special features. Old fruit trees, lovingly designed and secluded seating areas, and numerous small retreats make the garden a truly private sanctuary.

Two small fishponds, a greenhouse, several wooden sheds, and other carefully designed areas give the extensive grounds their unique, almost enchanted character.

There is plenty of space here for gardening enthusiasts, children, hobbies, or simply relaxing and enjoying life.

Development of the site is generally possible, making the property particularly attractive to investors and property developers.

This exceptional property is located in Wangen, an idyllic district of the town of Starnberg, and uniquely combines the peace and open space of country living with proximity to Lake Starnberg and the Bavarian capital, Munich.

Wangen is situated on a sunny ridge approximately 6 km west of the district town of Starnberg. It is a small church village with around 820 residents that has retained its rural character.

Percha, with all its shops and infrastructure, is only about 4 km away. In summer, the popular Percha jetty is also an inviting spot for bathing and swimming.

The Bavarian capital of Munich can be reached via the nearby motorway in just over 15 minutes—offering the highly sought-after combination of living in the countryside and working in the city.
