Very high quality of life – Glashütte is among the most sought-after residential areas in Norderstedt, especially for families. The district impresses with its “village-like” living atmosphere, plenty of greenery, excellent infrastructure, and a quick connection to Hamburg (5 minutes).

But it’s not just the location—the micro-location is perfect too. There are no high-rise buildings here, many single-family homes, riding stables/animals, great paths for long walks in nature, and no noisy roads.

We searched for a long time to find a 3-room apartment in such a wonderful location.

All the furnishings (almost everything you see in the photos) can be taken over for only €10,000. The apartment would then be ready for handover at short notice and immediately move-in ready.

Since we are moving to my wife’s hometown and need liquidity for the purchase of another property there, we prefer buyers who take over everything.

One must not forget the costs for assembly and installation, deliveries (some items were delivered by freight, etc.) and the endless planning time (e.g., perfect measurements for built-in closets, which appliance fits into the uniform kitchen fronts, special hinges, and other detailed solutions). Since we spent 3 months in Spain after the approximately one-year modernization was completed, everything has been in use for less than 6 months.

There are currently no comparable properties in this preferred micro-location. Realistically, the value per square meter is approximately €5,500 (due to the modernization), which means about €341,000 for 62 sqm without furnishings, or €351,000 with. We believe this value is realistic if one also installs new windows (approx. €7,500) and optimizes a few details as well as repaints the walls by a professional painter. All walls and the entire ceiling have already been spackled with high-quality material and are free of wallpaper, but they are not perfect. However, we no longer have time for that because we already have a new property for which we need liquidity (in my wife’s hometown). Therefore, we are selling for a fair €295,000 including furnishings.

When comparing prices, please always consider the micro-location (e.g., no high-rise buildings, no street noise, etc.), the quality of the modernization (electrical system, bathroom, kitchen, heating, roof, etc.) and compare only 3-room apartments with 3-room apartments.

Accessibility:

In our understanding (without guarantee) it would be possible to make the property barrier-free. There is only one staircase (quite wide and straight) where, with the approval of the homeowners’ association, a stairlift could be installed, and the shower would only need a small ramp.
